well not to be picky but that is not what I was told. I asked how many points do the majority of members have and I was told 210. Now if the person stating this meant what you are saying, maybe so. But that is not what I was told.
 
Since WDW property is very valuable to the company, especially close to their other facilities (parks and resorts), it is more likely DVD will begin a wholesale buy-up of contracts if the resale price reaches a certain threshold (given Disney's aversion for risk taking, this is probably already defined). They would then re purpose the resort or land for their own uses.

I can't see redevelopment being a strong motivating force behind any future ROFR. Saratoga Springs has 18 buildings plus the treehouses. They would have to buy-back about 700,000 points just to remove a single 46-room building from the SSR condo association.

To what end? It would leave them with a relatively small plot of land among thousands of acres at WDW.

At your $30 figure it would cost them over $2 million to re-acquire land that they will get back at no cost in 2054.

The real question is how resales will impact direct sales in the future. If Disney continues to sell "new" at an acceptable pace, I don't see any reason for them to get more aggressive in ROFR.

If sales suffer, unfortunately they may have to look into more resale/direct purchase differentiation and perhaps alter their sales approach as Dean has suggested.

Other timeshares go for pennies on the dollar via resale and yet they continue to profitably develop and market new destinations.

Disney will leverage the value of the 11 month window, direct purchase perks and, to some degree, customer ignorance in order to drive their direct sales. Smallish resorts (+/- 300 rooms) may be the best investment because allow Disney to sell a large percentage at retail prices before points even begin to hit the resale market.

Whatever.. I'm sure something was lost somewhere in translation. I doubt 51% of all DVC Members own exactly 210 points.

I've made a decision not to do so, ASAMOF, I've only even mentioned it a couple of times in the last year but have never given any details and I've been here since the beginning. I realize it's really not fair to mention it but not give any details and I'll be fair in saying it's an interpretation issue that could go either way and DVC's interpretation is likely the better one but the guide stated it the other way and it was integral to my decision.

I think it's unlikely that the mean or median points alone would get one in such a system if it has any real value. For a VIP system with any teeth you've got to stretch many owners to add on but still keep the insiders as a significant minority.

Exactly. And, as more and more people reach the bottom rung, you have to slowly squeeze the bottom-rung perks, and at the same time add a new level.

Make no mistake. Any such VIP-style perk-like substances will be meant to encourage the purchase of new, shiny points. And, the *value* of those perk-like substances will necessarily be lost in the noise of the money you are shelling out for those points. Mickey gives *nothing* away for free.
 
There are 3 kinds of averages. Mean, median, and mode. I doubt 210 is referring too the mean or mathematical average. I also doubt it is referring to the median; which is the halfway point between the highest number of points owned and the lowest. That leaves mode. In this instance I believe the pp poster was told the mode (or plurality) of points owned is 210. All 3 are averages. Additionally I meant to type arithemitical average of mean and not mathematical but as you can see I can't spell that word. :)

Actually, mean, median and mode are measures of central tendency not "3 kinds of averages". Also, median is not "halfway point between the highest number of points owned and the lowest." You are referring to the midpoint of the range. The median of a finite list of numbers can be found by arranging all the observations from lowest value to highest value and picking the middle one. If there is an even number of observations, then there is no single middle value; the median is then usually defined to be the mean of the two middle values. While measures of central tendency are important, the measure of dispersion is as important to understand the spread of the observations.
In the end I feel that the DVC member used "sloppy statistical" jargon. The same way I hear people interchange statistic and parameter, "mu" and "x bar", or use sigma when they are actually talking about sample standard deviation (s). I will get off my soapbox now.

When we bought we felt that getting vacations at 50% was a really great deal. Didn't give a darn about perks or benefits. We've already made our investment back and more. Would we like to see a tiered program, yes! Would have no affect on how I feel about my investment. We still have 30 + years of 50% off vacations. I'm sure people would still complain no matter what DVC does. Believe me I haven't been happy with everything DVC has done, but I still get a great discounted vacation.

Absolutely right! Perks really have nothing to do with the actual "product" of DVC. I just hope that main one (AP discounts) doesn't go away for us. Frankly, I would be really surprised if DVC removed that AP discount. I think it keeps people coming and going into the parks, and that has to be good for Disney's pocketbook.

I am in the same boat as many of you - -

not really looking to add on now as my kids get ready for college, but maybe again in the future..
i own direct (200) points and resale (270) points that hopefully will be grandfathered
i live in a state that doesn't enjoy referral benefits

i do know that i have enjoyed my membership for what it is (discounts on pre-paid luxury resorts)...

the only way I can see them getting me to add on would be if the lowest tier is 500 points, and the rewards were so good that it was worth adding on 30 points...

my 445 are screaming. If it starts at 500 and the perks are worthwhile, I'd buy 55 more points. Not sure what those perks would need to be...valet parking, never used....maybe late checkout
 
Speaking of states that allow referral benefits.....How many states actually DO allow them? When I checked this last time, it seemed to me that far more DIDN'T allow them than did.

I bet there will be great rewards for those that own 750+ points since I own 695! I will buy more points to reach the next level if the rewards are enticing enough. Wish they would roll out the program already!
