VGC - where is price per point headed? Should we buy now or wait?

I was planning to buy VDH but I got to stay at VGC for 1 night this past January and 2 nights this past June on non-VGC points and my family fell in love with the decor and location.

Did some calculations and decided to take the plunge and I’m now in closing on a loaded 100 pt VGC resale contract at $265 pp. If I rent out 25-50 points per year I will cover most of my annual maintenance and that will put my own stays at around $200-300 per night. That is a steal compared to VGC cash rates (which I would never actually pay).

Depending on the VDH price, points chart, and incentives, I’ll consider buying some direct points there when they go on pre-sale.
 
We were able to add two nights in a studio on a waitlist in Novrmber-using our VGC points for four nights in a two bedroom but then needed more space for my mom and sister. The studio is 20 points a night-ouch-but the cheapest cash price for a hotel room those dates is $799. (So thankful for my $140 points I got in 2017).
 
Nice long contract ahead, lowʻishʻ dues, location-location-location, easy to sell and rent, and the closer: "I want it"- I acted quickly as I bought the eyewatering small contract (all of them, really)! So happy I did/could/ and of course, wish I got more but some are better than none. Canʻt wait to go again!!!
 

Even if you were paying cash rates for VGC, a decade break even is pretty ugh. I agree @CaptainAmerica, I'd just pay cash.

I view owning DVC as much bigger risk than I did when I bought in. IMO, many of Disney's decisions have cut against DVC owners. Add in California politics and taxes on things like timeshares, and I'm even less thrilled. (Example: Hawaii's law changes to timeshares.)

Don't forget, this is a property interest that has to be probated in California. That means your estate needs a plan to hire a lawyer and handle this in California when you die. OR, you need to do the work upfront and get the legal structure to own this property. California has its own rules for all of this, and definitely requires real, non-Internet legal advice. I wouldn't want to be anywhere near it. Is all of this worth it for a few nights in a hotel room?
 
And, DL Tower going for sale is a big wild card. VGF resale was in the 190s when DVC came in hot with VGF2 in the 170s. There are people on these boards who are sitting on points because of the hit their VGF1 points took.

DL Tower pricing is a big question mark, and it could really matter for that 260 number, and if you care about the value of your VGC points.

So, i you really want VGC, maybe the correct plan is to wait until DL Tower is priced.
 
There's very few resorts like VGC in the world and only 2 in the Disney universe can make the same claims ref park proximity. VDH will be a far cry from the location of VGC and I think a lot of unwitting buyers will realize such after and wish they had VGC. VGC at a high price still can't touch rack rates for 1 beds+. VGC is not getting cheaper and the price only dips if folks are needing to sell. I dont see a lot of contracts on the market even when prices are $299 pp. As an owner of VGC, my only regret is not buying more points when I did. And I feel sorry for anyone who will walk past the DCA entrance to GC and keep walking to their hotel.
 
If VGC plummets in price that’s great. Makes my decision on what to buy next easy. I’ll buy more VGC.

If VGC holds current value (my best guess is it will). I’d be tempted to buy 300 points at VDH if budget allows and it’s going for 170 ish direct (point charts are the big wildcard here).
 
Have you been back since the opening of the paradise pier entrance? I can't put a price tag on being able to go from World of Color to hotel room in 4 mins at the end of a long, long rope dropping day.
My dream is sitting my my room and deciding we need some snacks, walking into the park to get a Chill Cone Queso and some churros, and being back on our balcony in about 30 minutes.

Going to beta test this in March to see if the dream is real.
 
With California costs so high (and climbing!), I wonder how quickly dues will increase at both VGC and VDH? Based on the following link from the sponsor, CAGR for VGC dues is 5.2%. If this rate continues through the life of the contract, annual dues will climb to $48+ per point. Only HH has a greater CAGR at 6.9% and to compare VGF is 2.9%. Yes, I understand these percentages can change and also understand that rack rates will also increase (probably faster) but definitely something to consider. If VDH's studio availability is similar to Poly at 7 months, then I'm leaning towards using my WDW direct points with lower dues versus buying more VGC or VDH.

Re: VGC vs VDH; the way our family will consume both will be totally different. With VGC since availability is so tight it will always be used for vacations that are pretty much set in stone every year (my birthday or thanksgiving as an example) whereas when/if we add at VDH the intention will be to use it for more spontaneous trips where either the pod or studio will do.
 
This is such a subjective question so I'll just answer from my experience. Staying in a VGC 1BR changed our lives. Being able to stay in the larger villas completely changed the way we do Disneyland. We pack half as much because we can do laundry. We eat more often in our room by cooking or getting takeout from outside the bubble and eating in the massive dining table. Our kids have room to run around, in and out of the room. (We mostly request for ground floor and feel like we have a whole backyard to ourselves.) We invite local friends over that have APs and share the convenience and magic. We take lots of naps and pool breaks. I sit in the Grand Lobby late at night or early morning to soak in the immersive theming. The fact that I can do this for 2-3 weeks out of the year until 2060 gives me joy beyond measure and easily eclipses what I paid for.

VGC only has 48 rooms spread across a million points where as VDH will have 350 rooms with 6+ million points. VGC is so small and boutique that the value will always be there, all the way until 2060. Please keep in mind that I am COMPLETELY biased in this.

This is why I just spent a small fortune on VGC and will gladly buy more if blessed to be able to do so as the years go buy. I'd love to own 1000 points there 5 years from now.

Speaking of outside of the bubble. Do you ever hit up Little Saigon for places to eat? That was a main place for my wife and I to escape the park and get some great food years ago. It's only a 15 to 20 min drive away from the park and you can get great food for your $$ there. Might even be worth hitting up the shops on Bolsa for some supplies if you want to cook legit Asian food in you room during your stay :)
 
1000 points at VGC?! One could dream I suppose, if you can stomach the MFs. I'm completely happy with my 320. With airfare inflation, I'm afraid we can probably go to DLR once a year now. But that's ok. It just means we'll be staying in a 1BR, 7-10 nights at a time depending on the season. With my contracts, I can pretty much switch off between DLR and WDW every year with Aulani staycations sprinkled in between to pass the time. Can't say I've been to Little Saigon, but coming from Hawaii, getting Vietnamese food isn't a priority for us. We like to focus on restaurants and places we don't have in Hawaii. We love the Anaheim packing district. In N Out. Trader Joes. Authentic Mexican food. Din Tai Fung. There's also a great place in Fullerton called Noodle St, a cheaper version of Din Tai Fung. I grew up in LA but it's funny that ever since we had kids, when we fly to SoCal, we don't go anywhere other than Anaheim.

I’m curious to see if they’ll use this as a selling point for the new resort. We’ve done a couple cash staycations at the DLH this summer, and that new gate makes an amazing difference. We were in Frontier tower both times (which is closest to the new tower), and it was so easy and fast to slip in and out the door/DLH gate when we were having park time in DCA. As DLR locals, we have too many VGC points thanks to the now defunct DL runDisney races. We can’t bring ourselves to sell as we still enjoy staycations at VGC and use the surplus as sleep around points since we purchased when the ppp was cheap cheap. 😅
