VERY worried.....ROFR? Thoughts?

I know that there have been a bunch of threads today about Disney's ROFR on several properties. I think my chances are BAD after reading all this.

Our contract is $70/point at OKW for 190 points June use year with half the points available (we were going to bank them for 2005). We paid half the maintenance fees.

So...what do you experts think based on recent information? We don't own DVC so this resale was our chance at becoming a part of this wonderful opportunity. I don't think we could afford SSR at $95/point. Nor do I really want to be at that location :(.

I'm a bit worried. We knew this COULD happen but after reading so many happy endings on here I was pretty confident. Had actually started thinking about future vacations, etc. Our contract just went to Disney last week. Doesn't sound too good for us!

I don't think your chances are 'bad'...time will tell of course....but I had a 230 pts contract pass at BWV within the pass week....and I didn't pay any fees on the points coming on '04 points!
 
i'm in the same boat ... seller just accepted 70per pt offer at OKW
we're splitting 2004 maintenance ... october use year with most of pts coming on 10/04

we havent even signed paper yet ...wont get rofr for a bit yet

Good luck on ROFR hope you guys pass it I am waiting on my VWL now to so maybe maybe not if not I will get them when I can from Disney.
 
I think you will be okay but at least there are a lot of other OKW contracts out there. If you really want this one you could contact the broker and tell him/her that since Disney just raised their price, you would like to counter offer only if Disney uses their ROFR.

As a reference point, I passed ROFR 2 weeks ago on an OKW contract (220 pts)

$70/pt
all 2004 points available
I paid half the 2004 MF
I paid closing
seller paid transfer fees

So yesterday I would have said that you have nothing to worry about. But you may still be ok. Good luck and let us know what happens.

But in terms of actual physical location, OKW and SSR aren't that far apart, you realize???!!!

Thanks for all the well wishes :) and pixie dust! It's out of our hands now, literally, LOL! So whatever is meant to be will happen. We'll certainly try for another OKW contract if this doesn't work out. But I really feel that this is a great deal with just the right amount of points for us.

As for OKW vs SSR....I guess saying that I don't want to be at that location was the wrong wording LOL. I really like SSR a whole lot and would probably consider buying there if the points weren't soooo high LOL. The distance from the parks is not the problem. It's just that I have a soft spot for OKW. We've stayed there about 4 times in the past 10 years and we just *LOVE* the atmosphere, CMs and room sizes. My in-laws bought in DVC back in '92. We've had so many wonderful memories there. We just feel like we're home whenever we visit. So, that's why we're more interested in OKW vs. SSR. But I'm sure when SSR is complete, it is going to be lovely and relaxing, probably most similar to OKW.

Although hot sellers, the OKW contracts stayed on DVC's inventory longer than the smaller resorts. I have been adding on in the last couple of weeks, (SSR and BWV) and was calling my guide weekly to check on point availability (wont have to do that anymore) there were several times when she had OKW show up in inventory.

They were always gone when I checked back but I think the new system will be more demand based then strictly price driven. The BCV, BWV, and VWL points were gone in seconds not days. There are many very large OKW contracts out there more so than the newer resort when the purchase requirement was lowered, so one ROFR contract could meet the demand of several on the waitlist wanting a small add-on.

I think it would be counterproductive for DVC to just start buying up inventory based on price alone. They are basically using other people's money to ROFR contracts and they won't hold inventory. In my opinion, those wanting to purchase at HH, Vero and to a lesser degree OKW have more of a chance of getting the good deals to go thru than those wanting to buy BCV, BWV and VWL.

I don't know if this has alerady been said, but the fact that they have a wait list now seems to help in DVC using their ROFR because then they will be able to know ahead of time what they need to satisfy their buyers. So the more people that are on the waitlist the more they will exercise their right.
 
I'm waiting too, contracts signed and faxed today going to Disney tomorrow, then the waiting game....just a week or so too late, I think.
AmyBeth68, I think you have a good shot at passing, as some of the other posters mentioned, there are quite a few resales for OKW....ours is at BCV, and I don't know if we will get so lucky.... 73/point, 250 points, 194 coming in 2005 seller pays transfer, we pay closing.....

We talked to our guide yesterday and asked about the new pricing for DVC resales and so on. Her reply was this she has had 3 clients all looking at resales of contracts our included for BWV and none of them have gone through. The highest price per point was ours at 73.25. She has now sold 4 add ons to some of her other clients that were on the DVC waitlist prior to the change so they were closer to the top. We are on the list for a contract @ BWV but are quite far down the list probably a monty or so away which isn't really that bad I guess. Hot properties have been VWL BCV and BWV OKW has been selling well also but not as briskly as the others. Just a little info from my guide hopefully some of the others waiting ROFR can get past. Now I am not to sure if this is just the salesperson in her telling us this or if there truly is fact behind it but I have no reason to doubt her one bit.
