VDH Opening

I wasn’t serious. I have enough VGC points to satisfy my DLR splurge. And I don’t have anymore money! Not even for VDH!
If I was in the market for points, I would say that VDH points with a VGC point chart is still better than staying outside of the bubble at $217pp if I am wanting to stay in studio sized accommodations.

Even with resale restrictions impacting the residual values, the points are not restricted as long as you buy and hold.

I believe it. VDH will still sell like hot cakes IMO

I own direct points elsewhere, so as a SoCal local, I guess this gives me a slightly better chance of booking VDH than VGC at 7mo (does anyone know what the actual ratio is of direct points outstanding to resale points outstanding? I would expect direct is more than half?)... but my biggest concern here, as someone who is considering buying ~150 points in resale at the moment is this: at least one major motivation for ROFR is so Disney can keep selling direct at high prices-- I know some people (I'm probably guilty of this) would buy direct for the membership card even if resale goes 75-90% off... but most would not and even less likely after they hit the membership threshold. What if, going forward, Disney has decided to let ROFR stop entirely, or perhaps only exercise down to much lower price points, with the plan that "if you want to stay at anything built after 2020, resale points won't work outside home resort"?

IIRC on the 2nd floor, there was a 1BR that had space for an adjoining door to a Deluxe Studio for a lockoff. The 1BR had the glyph for an adjoining door but the adjacent Studio did not. All other 1BR had clear indications of being a lockoff, but this one room made the plans ambiguous for whether all 1BR were part of a lockoff or not and I called the door in the 1BR a 'door to nowhere'.
It’s cut off in the Disboards post but the original plans clearly called that room out as a stand alone 1BR.

The question I’m trying to figure is where did they pull 4 studios and 2 pods from?

It will be interesting to see how fast the points will sell. If the booklet is true, then they will start with 61 rooms available. That could mean that it will be just as hard to book these rooms along with VGC at first. If the demand is there like it seems on the boards, etc., then they will probably put more rooms online as well really fast. I just wonder what the split will be when it first opens? How many 1 or 2 bedrooms of the 20 will they allow us to book?

Hi , any word on VDH only allowing to be booked with direct points , just like Riviera?

Which is what many of us who own RIV has been saying and the argument is…but they do, because resale points will eventually make it impossible to book.

I obviously agree with you….when you own and use, restrictions are of little consequence.

And, before anyone says that VDH is a different situation, I think the adding of restrictions means DVD is still considering them as part of new resorts, which very well include Poly tower.

Difference is those 61 rooms won't all be sold to owners. When a resort is actively selling, the number of rooms/points in the timeshare program is always ahead of the total number of owners. Even if VDH opens with just 61 villas available to members, it will be far easier to book at 7 months than VGC because of the smaller number of owners.

As a family of five VDH was already a tough sell since studios don't sleep five and 1 beds are very limited compared to studios. Between the resale restrictions (expected) and what looks to be an equivalent or probably higher point chart than VGC (unexpected by me at least) we are probably out.

I am disappointed because I wanted to go to Disneyland more often but VGC is out of our price range and we would need a rare small contract (plus hubby would never go for that price point on resale). Hopefully long term the seven month window isn't horrible like VGC and we actually have a shot at staying there occasionally using our Riv points.

We will wait for the official announcement but I think we are going to pick up some resale SAP instead and maybe Poly2 if it is more family of five friendly.

Glade I found the DIS Board. What started out as a random Disney question and my reason for joining has turned into a bit of a fun community.

Does anyone ever organize a face to face meet up? Even if folks just happen to be at the parks at the same time? I feel like we need our own reunion or a photo station!

Okay back from WDW and confused; thought only Blue direct owners get the purple 'welcome home' and merch discounts. I got them both. Not complaining. ;)

Wondering if it'll let me into the lounges?

No that’s great though.

We’ve lost 4 studios and 2 pods which is the initial announcement, which matches the more recent announcements of 344.
California State law for timeshares and vacation clubs are very legally precise to avoid lawsuits In the state that knows how to sue for their individual rights or bankrupt them selves trying…
This is one of the reasons for the delay probably … perhaps during construction they had to make architectural changes, etc and this all has to be legally documented in a precise time frame before Sales Can Start!

The welcome home purple is for everyone.

Mobile orders and self checkout at some of the WDW stores applies it automatically.

Elsewhere, they should have asked to see your DVC Y on your MM pass. If they did not, you got lucky.

I doubt you will get into the lounges because they have been pretty strict with needing the appropriate card.

@UrsulaWantsYourSoul Posted the floor plans on page 27: https://www.disboards.com/threads/vdh-opening.3910670/post-64657991 and https://www.disboards.com/threads/vdh-opening.3910670/post-64657994

I would say 'that room' (with half-adjoining doors circled in blue) was ambiguous:

I think there's pretty clearly the glyph for an adjoining door in the 1BR, but not matched in the Studio, which made it ambiguous.

Anyway, by 'confirming' that 1BR/Studio is not a lockoff (or at least one of them is a dedicated 1BR), they only needed to drop 3 Deluxe and 2 Duos to go from 331 to 326.

Anyway, here's the rooms I think didn't make the cut:

Top right 2nd Garden Unit I'm pretty confident about, we've seen nothing about it. Bottom left is pretty pure speculation, but it fits as a 1Duo + 1Deluxe.

I thought the more likely rooms to drop were on Floor 12, the 'roof view' rooms (highlighted in blue):
VDHFPFL11-12.jpg
But that's a 1Duo + 2Studio, and the numbers jut don't add up.

Other floorplans, with apparent lockoffs highlighted in orange:

I counted up all the rooms with the above exclusions/inclusions, and this is what I get, assuming any view of a pool is "Preferred View" (except Garden Units, which are Garden):

(I have the 'roof view' rooms as SV, but they might be PV, who knows)
