We are looking to sell & hate to pay the 10% commission that a broker charges - has anyone sold one on their own, and if so, how difficult is it? What steps did you need to take once you found a buyer? Tks

Dean has a couple of times.

I needed the money then - so I went with a broker.

Just give it a try yourself. Place an ad on tug2.net or someplace else. A word of warning though, use a separate e-mail address because you may get inquiries months after you have sold.

I bought my first contract privately and the seller said he was bombarded by interested buyers for a long time even after our transaction was completed. This was over 5 years ago.

Once you find someone interested, just contact one of the timeshare closing companies to take it from there. Some even provide a sample sales agreement you can modify. Dean has mentioned that it can be done without a closing company. But since the closing is usually paid by the buyer and the closing company handles paperwork that you would instead need to do, it would be easier for a novice to use one.

If you can not find a serious buyer on your own through the internet ads, you can always use a broker then. A broker puts the buyer together
with the seller. After that, the paperwork is handled by the closing company.

Good luck.

I bought one contract privately. After that, I realized that there is a good reason why a % is charged, and it's called "peace of mind". You never know for sure if the person you are dealing with is scamming you or not when it's private. When you pay %%, part of that money is for safety, and part is because you just have to sit back and sign a couple of papers while someone else is doing the work.

You could always try both. You have to realize though that if the broker brings you a signed contract, they will have earned their commission, so if you found a buyer on your own, you'd need to let the broker know immediately so they can remove your listing from their database. Good luck to you!

I looked at tug to see what's for sale & it looks like the timeshare store has their listings out there for DVC. I didn't see any private listings - am I looking in the wrong place. I can see already how much time this is taking on my own, maybe will just use a broker.
