I found a small add on I wanted and made an offer. The agent's response to the offer was snarky. "...points "free" (no dues)" but Zi laughed it off knowing it was just an opening to negotiate up from. Wrong! Seller declined without counter. Boo! I am disappointed!

Some members don't want to deal with low offers at all. Come back with a real offer and see what they say. Especially if it is a small contract.
 
I havent found there is much negotiation in small contracts (as long as price is fair). Small add ons are selling right now. I had to stalk to sites for new listings just to find one. Most times they say "pending" by the end of the day.

I've put in three offers this weekend to be turned down three times.. No counter offers :confused:

I find some agents are being just plan rude! After my 1st offer was turned down,
I said "I'll give them asking price if they pay closing and MF"

Agent said to me "you should rethink that offer and maybe just pay them yourself."
I couldn't believe it, I was so shocked I told him I'd call back later..
When I did ... I spoke to different agent.
Who was more then nice to relay my offer.. With no snarkyness!

It was just the way that agent said it.. Rude and snarky!

The contact is way over priced even with the closing cost and MF paid, I would still be paying $80 a point for AKL..

The agent I normally deal with told me earlier in the week. Some sellers get a magic number is the head and refuse to back off that number, if you run into a seller like that try to get closing cost and MF paid or down to get the price you want.. He also said they will relay any offer i want, as long as the seller had not been presented with a higher number before.. Which after factoring in closing cost and MF they hadn't.

Anyways I'm moving on..
My agent I normally deal with comes back today, and will be dealing with only him from now on..

I don't think it was snarky at all. Maybe he's been through it with other sellers and was trying to save you the time and effort just to get turned down. And you got turned down three times just this weekend. :confused3

IMO this has more to do with the broker than the seller. It is my sense that some brokers word offers in such a way to encourage this type of response. I'm aware of at least one broker refusing to accept certain listings because the price was too low. Still you don't want to be so low as to not be taken seriously unless you're willing to put a lot of work into getting the very best deal possible and possibly missing contracts that might otherwise be a good choice.
 
I simply said to the broker THIS IS MY OFFER, seller can refuse it, and I just move on to next one. But will not increase the offer just because broker thinks I am presenting a low offer. Got turned down many times by the sellers, but collected plenty of points already.
 
Wow, I find this so off putting. I made three different offers to three different brokers and never got that kind of response. I did do them all by email, so not sure if that is why? My first offer, the seller came down one whole point per dollar. Really?! Would love to know what those contracts actually went for.

My second and third offers were low offers and the brokers never blinked an eye. I'm very happy with the deals I got and think you just have to find the broker that is willing to present the offer and not balk at the offer when you are informed buyer.
 
I always make low ball offers. I've also had buyers make low ball offers to me when I've been a seller. It never bothers me what an agent or a seller or a buyer thinks. It's just business. If we can get a deal, great, otherwise i just forget about it and move on.
 
I don't think you are considering the seller. They have made a good estimate of what they think their points are worth and you lowball them. Just asking here, do you automatically lowball the asking price because you can or are you thinking you are making a good offer?

I had a buyer do that once and I countered with my original offer. And I still have the points. No big deal.
 
Deb & Bill- Don't know if that was directed at me or not but I will respond. I made an opening offer. I anticipated that the seller would counter and a negotiation would ensue until we reached accord. I was not thinking of the seller, as the buyer that's not my job. We offered on the same contract through a different company. No snark involved, similar offer. That agent responded that the sales price was firm. Diplomatically speaking that is a much friendlier turn down.

Oh, and the "small" contract was 160 points. ;)

I would not have been upset if he was just offering advice.. In a nice non-condescending tone.
I've had other agents tell me if they thought the offer was low, or would most likely be turned down.. They have always been nice and respectful...
I was just stunned, an agent would even talk to someone like that.. (Maybe there was something in the water this weekend?)


Anyways.. My normal agent came back today.. Look over all the offers I had made..
Didn't bat an eye, and we went on making another offer.. :fingerscrossed:

The way you typed it, it looked it was a written response, not verbal. The only tone would be what you apply to it.
 
I think if you are looking for a bargain you need to get used to this type of response. Many sellers will not be interested in low ball offers. Someone will likely bite eventually but many will not. To get a low price you will probably have to make a lot more offers than average. If someone isn't interested in your low ball offer just move on there will always be a next contract.

Ideally, the broker should filter it - but if the broker has to present ALL offers (in Minnesota I believe they are required to) and the broker knows he is wasting his time to call the seller and get yelled at for bothering them with a lowball offer, it might be understandable if they come off less than enthused with the opportunity to present it. And if he's presented similar offers to the client, he has a pretty good idea if its going to fly.

I laughed at my broker when we got a lowball offer on a more than fairly priced property on the first DAY it was listed. (We did end up selling it to that guy, he got into a bidding war and paid 10% more than the listing price. Had he just offered the listing price that first day - he'd have gotten the house).

You want to get the best deal you can and you do not know how badly someone wants to sell unless you make a low offer. The seller needs to have thicker skin and make a counter offer or say they are firm on their price.

I'd think someone who wants to sell it quickly would already have a lower price set.

There is an AKV 50 pt. contract on one of the resale listings right now for $170 pp. I don't think they made a good estimate if they want to sell that contract.
