Third party commercial renters

Given that you own part of a particular room which is represented via points for a year.

What is the guarantee on you being able to use you room/points?

(1) That you can always book something at your home resort in the home resort booking window, which could be as low as 1 month.

or

(2) That you can always book something somewhere within a 12 month period.


Prior to the resale restrictions I would have said it was #2, but now it seems that it is #1. What is the actual wording on the contract though?

The contract mentions first come first serve and that to book as early as you can or you might not get the use period or room size you want. And no exceptions to banking and borrowing.

Since there is always a rolling 11 month window, you will always be able to use your points for something.
 
The Resort Priority Window has always been able to be lowered to one month, if needed. And all DVC Resorts since the beginning have never had trading to other DVC guaranteed. They could always limit members to their jome resorts, if the need arose. Also if a particular reosrt, foir instance Vero Beach, sustains heavy damage, trading in/out of that resort could be suspended until it reopens, If a resort is damaged beyond repair, insurance proceeds would be divided among the owners, and they would no longer be DVC Memebers.
 
I just read on Facebook that at least one renter, but from the look of it is more renters, have received a call from DVC telling them that their reservation has been cancelled.
Furthermore DVC told the renter that they are “cancelling all those member associated reservations”

The reservations was made through the DVC rental store.

Very curious about a few of things:
  1. If the renters posted whether the owner was independent-seeming, or an LLC. (DVC Rental Store provides this info in their paperwork, in my experience)
    1. In no way am I asking the renters to name the owner if it's an individual, mostly curious about the LLC vs. not aspect.
  2. How soon the reservations are.
  3. Any sort of assistance for the renters with finding a replacement reservation.

Either way, sounds like DVC is finally dedicating resources to combat this...and not just the bare minimum to find and cancel, but also contact the renters.

1. They only mentioned DVC rental store.
2. Reservation was for thanksgiving.
3. As of yesterday there was no help however the renter would continue to try to contact DVC rental store.
 
As it should be! Rentals are a private transaction between owner and renter. DVC should not get involved in finding replacement reservations.
I think they were suggesting working with DVC Rental Store to find a replacement reservation, not DVC. Which I absolutely agree DVC Rental Store should be doing everything possible to find a replacement rental. Though I agree with you DVC shouldn't get involved here, and likely isnt'

Not shocked they called to say the reservation was cancelled. But yes why they disclosed they were cancelling all reservations associated with that member is shocking. Could also be a fish tale by the renter that posted the story, make it more sensational or even just believing that is what they were told.

Just ‘cause someone posted on FB doesn’t make it true…

Our primary goal in these situations is to provide affected Guests with replacement accommodation options so that they can enjoy their Disney vacation as planned. We are also learning, just as this community is, about DVC's policies and procedures related to commercial renting and are implementing policies to limit any future potential exposure that would negatively impact our Guests.

Thanks for the clarification. Can you share anything you have learnt? What policy will you be implementing to limit future exposure? Do you intend to ensure that owners have a maximum number of rental reservations for example?

Normally DVC dont care who's name is on the reservation - if they need to cancel they will with no regards to the person who is being affected.

We dont know if this was DVC rental stores own reservation or another member renting out points through the DVC rental store.

It could be their own reservation and therefore any change will be done locally and not externally.

One renter is not a crack down. One renter in a highly visible situation is what you do to "show" you are doing something.

This was a private transaction. The full details are really no one else's business, and should be handled between
1) DVC & The DVC Owner.
2) The DVC Owner & The Broker
3) The Broker & the innocent Renter or the DVC Owner & the innocent Renter.
 
One renter is not a crack down. One renter in a highly visible situation is what you do to "show" you are doing something.
We don't really know what is going on behind the scenes as far as who and what is being reviewed. And frankly, it isn't anyone's business. You can not say there isn't a crackdown when there are likely many, many rental transactions which are under review and not every renter who is affected will report about it on the internet, especially if the broker or DVC Member makes them whole via a refund or replacement reservation.
