Third party commercial renters

If people know about renting DVC resorts from 3rd party rental sites then they already know about DVC resale. Resale is not going to benefit Disney's bottom line.
Not all renters buy only resale.

Any additional visits that are brought into the theme parks is additional revenue.

Disney will start caring if hotel vacancy is impacted or theme parks jammed at capacity.

Except that the real possibility is that the rental market has exploded because you have more owners and more owners who rent occasionally to cover other trips or dues.

If there are 200k memberships, which is the number I have seen, and each membership rented just one reservation a year…which is the minimum by law Disney would have to allow…that’s 200k rentals every year.

I’ll go back to what I have always said, you can’t look at totals in isolation…you have to consider whether any one membership or memberships is renting above and beyond.

DVC has that info and with the info posted from FB, they obviously do monitor the situation and maybe the reason we still see what we see is because there simply are more owners who are renting g within the rules than those that are not.

We rent out our points . Addonitis hit us. Now between generations waiting for grandkids to spoil and biding our time to start using more again.

I doubt Disneynis going to crack down unless it does impact their occupancy rates and it doesn't appear to be.

I believe most renters aren't really Disney hotel goers in the first place but offsite hotels looking to get on site for the same pricing and amenities as off site.

We never stayed onsite due to price premium. Westin and Marriott were sufficient. Dvc brought us into Disney's tent that spend would have been elsewhere.

You also have to remember when DVC was started the internet didn’t exist as it is today. Disney never saw this coming, their idea of an owner renting points would be to close family and friends not thru online commercial intermediaries .

Very true but as I posted, by law, they have to allow at least one rental a year per membership since we have the legal right to rent…although, I think trying to limit to that would be deemed as unreasonable and likely why the wouldn’t.

So, internet aside, that is still a tremendous amount of rentals in the market. So, when people get frustrated with the impact on availability, the bare minimum of rentals allowed is going to do that.

And, we do have to remember that FL timeshare laws are very owner friendly when it comes to renting and why I think DVC takes a more lenient approach.

This is not to say that there might not be memberships that push limits and we have at least one report that they do monitor…and my guess is most being caught don’t report it to the internet.

In the end, DVC has pretty much said that the terms of the contract guide it and as owners we can use that to make decisions on what we feel is okay.

Until it is given in writing and part of the POS, for me, it means I can use a broker, I can rent a few here and there, and even every year if I want, and that includes spec renting hard to get rooms.

None of those actions would rise to what I would consider using my membership outside of personal use.

Have you tried DVC Rental Store? They list on their website the requests from people who want to rent points to take a trip, and there are multiple requests right now for 7-11 month reservations where you could rent out your points at $14/point.
 
I am glad to see action by Disney to begin to enforce this (believing the fb post at face value).

I wonder what the impact will be on the resale market in 11 months.

Will brokers with a guaranteed "buy it now" price be as eager to purchase?
Will current commercial investment firms continue to add, with an increased risk of cancelation and needing to refund the rentals?
Will current commercial investment firms look to sell / reduce their holdings. They probably need to wait for a reservation to be completed to sell.

I am expecting softness in the resale market. Probably the most popular places to commercially rent (boardwalk, animal Kingdom, and maybe okw/ssr for sap rentals) would get cheaper.

I've got enough points but can always dream for a reason to add on more.

I think this is the majority, (3) owners who occasionally rent when their plans change or they plan a non-Disney vacation and see that they will have points left over, (3) people who are in it to make money. They bought everything they can and plan to rent it all.

This third group is the problem and should be easy for Disney to identify and take action on.

I posted them with David’s since we had used them pre-pandemic. I will check out your recommendation if I still can’t get them rented. Thanks for the recommendation!

Definitely understand that feeling and while some don’t like it, it’s not against the rules.

The only true way to stop is to force people to cancel if they want to change a name and that level of change, IMO, would not be seen by the majority of owners as an enhancement to the program.

There is a 4th group, owners that bought enough points to rent out to cover their MF. I'm pretty sure I've seen lots of posts over the years with owners asking/talking about doing this. In most case they end up using half and renting out the other half.

I have a suspicion that's a pretty big group too.

I’ve done that occasionally and I like the added flexibility it gives. I’ve booked some of those hard to get reservations just for rent and to maximize my profit.
 
That’s why you need to book at your home resort. Also why you need to own where you want to stay.

Don’t expect to be able to book anything at 7 months during the fall frenzy or during months with low point requirements.
I did try booking at my home at 11 months out. I even tried walking TWO WHOLE WEEKS in advance. I have never had an issue grabbing a day here or there with my home resort. What's happening nowadays is ridiculous.

What resort were all rooms gone at 11 months? And, what time of year?

Two weeks for highest demand weeks and low point studios is nothing unfortunately at small resorts like bc and vgc.
