Agreed. The snail's pace of RIV's sales is probably telling Disney all they need to know about whether or not they should make the Poly tower a new association with restrictions. Same association with no restrictions will sell like VGF (like hotcakes).

I initially thought that but with they will need new names to differentiate even if the same given that the new building will have studios

Plus, VGF didn’t sell like hotcakes until it was priced lower than RIV. It’s sale sun 2022 after initial few months…slowed way down.

So, restrictions were not an issue when RIV cost less. And I bet you will see RIV sales have an uptick now it’s the lowest.

I do think it’s possible to be the same but honestly I think it will sell better new, even with restrictions.
 
Why would legacy RIV buyers be upset if DVC removed the restrictions? I would think they would be happy to have them removed, assuming that restrictions are a huge drag on valuation and the ability to sell direct or resale contracts. Isn't that the mantra here on the DIS?

For this legacy RIV buyer it would not bother me at all, especially since I have resale points as well.

I could care less about them but certainly would not be upset if DVD wanted them gone.
 
VGF2 was around 2M points and went for sale in March 2022, it's still not sold out. That's not exactly hotcakes. RIV is 6.7M and isn't close to sold out.

Especially when DVC is sitting on millions at RIV and AUL and is bringing on two massive developments soon, Poly2 and the trailers. Both of these could be well over 5M. Those are some big bags to be holding.

You sure about that? My resale SSR points have some miles on them and a questionable smell, and I wear Skims and Crocs.

They obviously feel it’s okay because of cash sales they get. The slides from the SEC filing seems to indicate that get a pretty profit of the initial investment.

I don’t think they are concerned about things either selling or renting for cash while they do.

The entire point of the resale restriction is to exclude cheap resale points, like mine. Riff raff like me are blocked and are supposed to feel FOMO for your fine resort and buy direct.

I guess that's "looking down" on us? That's the structure of the product, which many people bought into. No matter what they do with other resorts, they won't change RIV, IMO.
 
When RIV was priced better than VGF it outsold VGF several months in a row. That certainly suggests that price and incentives are a big factor.
There are many things we don't know. Are guide getting better bonuses if they sell VGF, are marketing and tours pushing VGF over RIV? It certainly makes sense to sell out VGF before it's neighbour starts selling so DVC is pushing it over other resorts.

I think the resale restrictions are a long term plan for DVC. They won't kick into high gear until 2042. It's when there will be no unrestricted Epcot resort and the O14 become O9. Until then, I don't think DVC really cares about the effect on sales. (Unless it's hugely negative, but that it's not happening).

Resale restrictions has nothing to do with people. It has to do with sales and making buyers choose DVD over resale for their purchase.

I agree they won’t change them but you said RIV owners, would be upset and then implied it’s because resale buyers could now stay.

Disney probably making good money with AUL and RIV (just my experience constantly look for hotel deals) so it might be a wash at worst.

Call me old fashioned or one of the die hard traditionalist but Poly is THE resort with the most dedicated fanbase and true or not, I think Disney will agree with me that Poly Tower is going to sell very very well. The hubris might come back to bite them, but I see them make buying Poly Tower a very "premium" experience.

Will the diehards consider this to be POLY though? Also does this even have a bus stop as the walk outside to transportation isn't going to be fun (is GF bus stop even closer than POLY?).

We will see when it opens though. I am fine with towers but I think its a step away from the Poly theme that people likely fell in love with. Heck the lobby itself has changed a good amount since people might have been there last.

ok. I was bored & wondering the same thing.

google maps from old Luau Cove is 8 minute walk to either bus stop location. So depending on which end you’re staying at in new bldg. one or other might be closer.

If they continue with Poly and GF bus sharing, I would suggest going to Poly bus stop when leaving. First stop for the buses, so better chance of a seat. Although, rope drop I believe they sometimes send a bus directly to GF to avoid too long a wait there.

If no new bus stop is added, I have to believe they will no longer do bus sharing between the two.

There's no apparent bus stop built into the plan. The tower vehicle entrance will be off what they're calling "World Drive" of "World Phase 3" (the Floridian Way changes). There's a porte cochere that's Bay Lake Tower sized BUT at Poly there won't not be enough room for busses. There's not even enough room for airport/travel busesz they'll all need to be routed to the main Poly building Great Ceremonial House ("GCH"). The little road at the bottom right is for service trucks for the tower to get to the trash, loading dock, etc. There's no vehicle back road between GCH and the tower because the monorail is right where there'd put such road.

So no new bus station. Really though, the walk to GCH and the bus stop won't be bad. Maybe another 1-2 minutes more than walking from Tuvulu. And the walk to the monorail will probably be shorter than from Moorea and Pago Pago, but the walk to/from TTC for EPCOT will be more of a pain point.

You keep saying "GCH" when I think you mean "GFH". Otherwise, that's one long walk to catch a bus...

Got it. I think you might want to type that out at least once. I know internally, existing Poly owners will know what you mean, but casual readers, especially those contemplating buying, may not, and get the acronym confused. Already in the thread there have actually been (including this page) numerous references to the distance between the new tower and various points at Grand Floridian.
