Will Poly2 Be a Part of the Original Polynesian Condo Association?

Under the DVC Resort Agreement for the Polynesian (attached as Exhibit H to the Condo Declaration), "Polynesian Villas" is defined as a resort project known as Disney's Polynesian Villas & Bungalows, a leasehold condominium, located in Orange County, Florida. I would like to think that one of the many lawyers who reviewed the Form 8-K prior to filing would have flagged this if there was a chance it was going to be a separate association.
 
By any chance does anyone happen to know when they filed for copper creek if they called it copper creek on the declaration or if it was referenced as boulder ridge in the initial filling?

It is referred to as "Copper Creek Villas & Cabins at Disney's Wilderness Lodge" in the Condo Declaration.

OMG. 76 pages in and we have an actual clue with actual legal weight. This is surprisingly honestly, maybe we are in O14???
 

Only 6 2BRs?! How many do the other DVC properties have? Just wondering how competitive it might be for my family of 6. Eek.

The 6 dedicated 2 bedroom villas I listed are for an accessibility floor plan and need to be dedicated.
It is unlikely they will have more accessible 2br villas than those 6.
They will be most likely listed as "2 bedroom, accessible" and not as 2 bedroom, dedicated.

DVC may setup other 2 bedroom villas as dedicated, but I don't think they will.

The layout of the rest of the tower can accommodate a varied mix of lock-offs and dedicated villas.
My guess is they would be looking at about 58 2 bedroom lock-offs, with the rest being dedicated 1 bedrooms (30) and studios (80).
But they could change that mix, even at this stage of the construction.

Was JUST about to bite the bullet and add-on at RIV (first stay this Aug and fell in love despite being so mad at resale restrictions) BUT my family of 4 prizes real beds and more baths - that makes Poly 2 a shoe-in for us.
We prioritize staying at BLT for the baths alone even with the great need for a refurb.
I NEED more points ASAP so I'm hoping Disney NEEDS my money and puts Poly 2 on sale ASAP!

Lockoffs will only have 2 real beds, where dedicated have 3 full beds.

I hope Disney gets creative and figures out some way to put 3 full beds into the 2BR lockoffs. Murphy beds do not work in all scenarios.

I had to walk a BLT 2BR dedicated SV reservation for my niece's during summer 2024 and BLT has a large number of dedicated. Her family needs the full beds (several taller/larger boys). If we couldn't get the BLT dedicated, she wanted us to wait until 7 months and book another resort where they would have 3 legitimate beds.
I'm sure they'll be using the fold-down Murphy Beds instead of pull-out couches. The murphy beds are full sized mattresses and a "real" bed in pretty much every way. Just as comfy and large as the other beds.
 
Disney’s 10-K for 2016 (filed Nov 2016 while CCV was still under construction) called it Copper Creek Villas & Cabins at Disney's Wilderness Lodge (edit to add: I don’t know if this is the first time they ever named it in a filing, but it’s the first one I could quickly find on the SEC website).
 
I am not seeing any definitive window patterns that would support the duo studio count

For the duo studios, I looked at the foot prints of the villas in the plans and the visible dimensions of the villas in photos and when I was there in person last month.

There are three places where I believe they have duo studios.

The first is marked in green in this photo (below) from ehh.
Its size is comparable to the duo studio at DLH, and obviously smaller that a normal studio.
There are 7 floors with this villa.
Those are the 7 Lagoon/Theme Park view Duo Studios.

The second place is across from the first.

There are two villas, side by side, equal in size to to the first.
On the first floor, in these plans, this space seems to be for storage or commercial use.
The villas start on the second floor, with 6 floors having the villas, equaling 12 there.
These are also shown in the center of the photo below from blogmickey.
Notice how they are inset from the normal villas that they are next to, due to their smaller footprint/size.
As these are facing the monorail/parking lot, they will be standard view.

The third place is on the south end of the tower.
Look at the last row on the far right of the photo below, also from blogmickey.
Those are also inset with a smaller footprint/size.
There is only the 5 (5 floors) facing the monorail/parking lot.

I’ve long felt it would be the same association but after seeing the filings with the Polynesian Villas name, I now would bet actual money on it.

After having initial FOMO that my post 2019 resale points would lock me out of “any future resort”, it’s kind of funny that I may have an actual shot of getting into the latest 2 DVC builds at WDW. I’d be ticked if I was a RIV owner - if restrictions are the future, you'd think they would be doubling down and not leaving one resort as the sore thumb. The fact we are even debating whether it will have them or not is surprising in itself.

We may actually end up buying direct points here regardless though. Poly is our absolute favourite.

Perhaps. But, DVC could remove the restrictions if they are concerned that restrictions on resale points drag Riviera sales. They have not done so.

Are we positive the sale of VGF isn’t due to incentives and proximity, not solely restrictions?
 
Price should be the main driver for almost anything DVC or otherwise. As for why they wouldn’t get rid of Riv restrictions now assuming they’ve “realized the error of their ways”? It’s called hubris and it has been a fatal flaw in the Disney C-suite for a long time. They could easily make Poly 2 a separate association with no restrictions and well priced. That’s all they need to do to raise the BILLIONS they will need in the coming years. They’ll have to build and sell many resorts over to make a dent in that number! Let’s go fellas! Sell me some unrestricted Poly 2 points at 180. I’m ready to fork it over!

For one thing, there would be a ton of existing PVB owners adding on whose families have expanded and want the ability to stay in larger villas than the studios.

I don't see how they can do this without risking wrath of legacy RIV buyers. I don't think holding the line at RIV means anything either way.

Just like (mostly) holding the line on millions of unsold AUL points doesn't mean they are going to build in Hawaii again.

Why would legacy RIV buyers be upset if DVC removed the restrictions? I would think they would be happy to have them removed, assuming that restrictions are a huge drag on valuation and the ability to sell direct or resale contracts. Isn't that the mantra here on the DIS?
