Both rooms highlighted in pink have doors that go into the hallway, which is a strong indicator they are separate rooms. Because they're slightly different internally, especially the bathrooms, the speculation is that one is an accessibility room.

EDIT: I'd also like to float the idea of walk-in shower in the top room vs. tub in the lower room. But I'm not sure how well that has been received at CCV.
That’s one of my questions. Do all deluxe studios have walk-in shower only? Will ant have bath/tub combo?
 
I wonder if they'll go heavier on the boat launches to MK. Of course still doesn't help all the other parks. It may just be that if you want Poly tower you're just going to have to accept a longer walk to transportation.

VGF2 was around 2M points and went for sale in March 2022, it's still not sold out. That's not exactly hotcakes. RIV is 6.7M and isn't close to sold out.

Especially when DVC is sitting on millions at RIV and AUL and is bringing on two massive developments soon, Poly2 and the trailers. Both of these could be well over 5M. Those are some big bags to be holding.
It’d be one thing if the breakage or the undeclared points weren’t generating cash for them, but they are. It’s not sitting idle. And while $DIS overall has that great big debt pile (Fox acquisition, etc) to dig out of, I’m sure they’ve made back the cash they invested in Riv already.

6.7 million points if sold at ~$190pp average would be $1.27 billion. As they close in on 4 million sold, they’d be at least $720 million recovered, plus cash rentals. Riv’s nice and all but I’m sure it didn’t cost $1b to build! 😅

People have done some napkin math on the Ft Wilderness Cabins which I’ve mostly forgotten too, but I believe the gist was they’re going to spend very little compared to what they can get back, even with a modest point chart in comparison.

Given the limited number of dedicated 2BRs, a fixed week purchase sounds like a very wise decision.

The upper two floors could be Grand Villas, with or without a few more studios.
It is hard to tell so far, as the layout is very different from the other floors.
If there are 8 units total on those 2 floors, the grand total would be 270.
 
I guess I need some help understanding this. Those pink squares do not look like 2 separate rooms to me. If it was 2 rooms wouldn’t each square have the exact same things in them? They look different to me. Not being difficult, just not sure what I am seeing.

The top one looks next to a one bedroom so a lockoff studio that could be combined with the one bedroom to make a two bedroom unit. The bottom one looks more like a dedicated studio. Either/both/neither could be accessible, but accessible is a good guess because it's the first floor and that's popular for folks needing accessible but not wanting to use an elevator.

I know they do stop the boats from MK to FW when there's lightning - we were on one a couple of years ago, could see the storm approaching, and the captain told us he was expecting to get the call soon. Sure enough, he got it as we approached the dock. We were able to disembark, but he couldn't load anyone on until the storm passed by.

They stop all boats I think when lightning is within...I want to say 7 miles? Maybe someone can correct me. I think all the boats are run from the main center where they monitor the weather. But I do love taking boats everywhere they go! So pleasant

but I was looking around the site Sandisw posted and saw the below dated March 27, 2023. Don’t know if it means anything just thought it curious as they state under 2015 block PVB “future expansion announced 2022”. Instead of having its own 2022 block saying “future DVC Resort“. Might be reading too much into it, lol.

This is a private site and not an offical DVC or Disney site. So, it means nothing.

It would depend on the view and the week.
Remember that a fixed week contract has to be for the number of points required for the week, PLUS 10%.
A fixed week contract right now for a 2-bedroom at VGF starts at 363 points in September for a standard view, and goes up to 835 points at Christmas/NYE for a lake view.
Many of us believe that the points chart for this tower will be comparable to VGF, if not a bit higher for some weeks.

If it stays same association (which I strongly believe it will) then they will balance out the bungalows. So I agree… point chart will be same if not higher than VGF.

Many believe that they will not be able to balance the bungalow points to the new units based on the way the rules and laws are set up.

So, even if it is the same association, I can’t see that happening. Plus, if they were allowed to do it, they would then have to sell fewer points in order to move those points into the tower and keep things balanced.

Yup. And people said Disney can’t force annual pass holders to make park reservations in California. Fast forward to today and some are getting $67.41! You can’t even buy a single DVC point with that.

Lawyers always win. Disney May do what it needs to do and wants to do. Only time will tell. Right now it’s just a bunch of opinions being thrown into the wind.
