That's true. We have experienced $120 POR, so to us $300 is so insane we can't even comprehend it. But future guest/first timers have never experienced it. They've only seen the recent $200 or perhaps the future $300. They won't know any better.

The ones that are really blowing my mind right now are the deluxe resorts. Some of those rooms are upward of $1200 a night! For just a view and club level fluff.
Just the rac rate of a no view no fluff room can run you $500 a night! E-gads!
Lol, my DH is a regional with IHG and this just blows his mind as well. He is in awe of it from a business perspective.

When we added on a night to our Christmas vacation, we thought about perhaps moving to the Contemporary for the last night. It would be $400 more dollars, so $650 for the night! Crazy Town.

Double edge though. Our BCV contracts are insane as well. Like $140 with pretty much nothing available. The others are doing well also.

Basically outpacing dues much less the initial investments. Can't beat staying Deluxe for free. But when we are short points (been going too much lately) the cash prices are up.

Have had some great Expedia rates though, we use them strategically. Lots of S&D under $200 as well.

I don't think its a leap to think rising WDW hotel prices will raise DVC resale prices.

Certainly falling prices would lower DVC resales.

And resale value is set by the resale market. Sure, you can pitch to a room of people that "regular rates are $1000, but you get em for $300" all day long. If no one thinks they are actually worth $1000, they aren't buying the pitch.

But you've pointed out exactly one reason we bought BLT (DVC), to avoid wasting cash at CR. That's one thing DVC has to do with Deluxe rack rates.

A hotel room is only worth what someone will pay. I prefer BLT for under $100 in dues.

My ? was in reference to your off topic rambling about how much you love DVC. You responded to a conversation about insane rack rates with an expedia example and about DVC.

None of those have to do with why rack rates should be where they are. Having to use Expedia to book kind of proves that point. And stating that DVC is the only way to get around the high rack rates also doesn't do anything to explain away the insanity of a median $500 rate, or $250 for a mod, or $150 for a value.

But I'm really happy that you like your DVC.

Correct. NOBODY is paying that, including me. But they are helping push up DVC resale prices.

1) We prefer DVC because it's next to free rooms at deluxes.

2) When we are out of points we rent on Expedia-you even asked about it, and it is easier anyway so why not. Any price is a waste of cash though, so we minimize when possible.

3) DVC prices are spiking and a contributing factor is rising occupancy and pricing of WDW hotels.

Yep, rack rate is the most irrelevant price in all of my WDW accommodation planning. They can set it anywhere they want, like all hotels. But pushing up DVC value is awesome.

Rent is rarely good IMO, apt/condo/house/hotel room whatever. But buying either is not for everyone, but there are plenty of buyers.

As for getting resale now? It's way up, maybe still make a case for some though-esp staying deluxe. All of ours are basically double in value except BLT direct at $95-wanted to be on that fountain and have 11mo window-not sure what that's worth, but likely more than $95.

But yes, BCV is $140-not $65 as an example, BWV resales we picked up were only around $55 only 4 or 5 years ago-its around $100.

Like a stock, only matters what you get when you actually sell it.

And I'm not sure you can state that it's solely based on overstated rack rates.

But if that is their end game, not sure how upping the resale value helps Disney. Seems like the opposite. If they can't get $500 for a room because everyone is using DVC, then I don't see how they win.
