Especially since once they buy back a contract it gets dissolved back into the unit. There is no telling if your points were from a particular contract that got dissolved or not.

I agree it’s not likely but there is always a chance and the insurance does put people at ease and with such a large purchase it’s really pennies in the grand scheme of things.

I still will take a chance when buying direct but that’s me.

Just remember, that they sell points that they took back via ROFR, so I am not sure a direct buyer would be protected if there is a title issue from the owners they got the points from?

If they ended up with the odd tainted rofr points it’s probably in their best interest to correct before it negatively impacted buyers.

I tend to think only if a huge wave of tainted rofr happened would Disney even start to consider passing the buck, but I’m still not sure they could. When I sell my DVC contract, it is fully intact to the next owner. When DVD rofrs, they have the ability to repackage. The technicalities might put the onus back on them? I just don’t know.

I wonder how closely they're tracking this canvas print gift with old vs. new incentives. We worked with our guide getting everything setup with the old incentives on 2/9, but didn't sign the docusign until 2/10 which is the first day of the new incentives. Existing member buying 200 VDH points.

I'm quite surprised that they're giving you 75 days for closing. I asked my guide assuming that 60 days was the norm that they provide, but she was quite insistent that 30 days is it.

Its part of the new incentives so I think they are taking it seriously. I was told i couldnt get it if I chose to go with the old ones.

For me it was either more time to close or 150 points. I woukdnt have been able to comfortably do 200 without the extension so I don't think they wanted to miss out on those 50! Im thinking maybe they are more.lenient with vdh than the fl ones to get those sales going, but thats just speculation!

If anyone was curious, after a good night sleep, I decided not to forgo my CCV direct contract I had drawn up in the previous cycle for SSR. It was tempting but I couldn’t let CCV go, especially with a much longer shelf life. I shall be content with my 529 direct. Now I have to decide what I’ll call my CCV/VGF mashup of points? Rustically Posh? Glamour in the woods?

The only thing that really intrigued me at SSR were the treehouses. They are supposed to be renovated in summer 26, I am sure they’ll be really nice after that. However, with 60 of them, I just don’t see the demand being through the roof there during popular times of the year like at CCV.

They are pretty cheap for a 3bdrm.!! I'm definitely planning on trying them out.

I love SSR, but no way would I buy it direct when you could get it resale in the $80s or $90s per point.

Disney does resell those but just my take, if they bought a contract or sold a foreclosed contract that the prior owners owed dues on I would assume Disney would wipe the slate. Again that is just my take as it would be a nightmare PR wise that Disney sold xxx resort and I had to pay $xx,xxx in unpaid dues stories.

I don't have any real evidence one way or another though.

Probably a big enough nightmare that you would not only not owe them, but they would pay you to keep quiet about. lol

Legally, sure... but hard to imagine they would want to raise a stink about it, publicly.

I don’t want to give legal advice and this should NOT be construed as such; but I am a licensed attorney in a state that does not have DVC properties in it. When my wife and I have bought direct we put them all into a trust I created just to hold title to our Vacation Club properties and we waived title insurance. I wrote title insurance for over 15 years but haven’t in a couple of years. (Never have written on time shares but have on 40 plus year term leases before on lake properties) I see the risk personally as very minimal when buying from Disney directly. I would NOT ever recommend waiving title insurance on a resale property you are purchasing period. There could be an Issue on a resale you want covered for. There definitely seems to be a variance in standard title insurance charges by which broker you purchase thru and can leave it at that. I have read before they they will give you a choice on resale of a different company if you really want it but we have not pushed that button. But on multiple direct contracts we have waived. This should NOT be construed as legal advice and take it and use it at your own risk.

My comment was just to say that buying direct from Disney may not guarantee anything when it comes to title, if someone is using that to make the decison to waive title insurance.

For us, $180 was well worth my piece of mind for any potential issues down the road that could come in to play, even if the chances were slim.

Yes for peace of mind it’s 0.6% on a $30k contract which is certainly not going to break you.

I can understand that decision.

I just couldn’t see any path for tainted rofr to end up impacting a new buyer. Between the fractional ownership and DVC repackaging points, how would someone even know which new owner(s) to go after. The first stop for any creditor or rightful owner to claw back points would be DVC. I think Disney would want to protect the brand, but even if they didn’t, how could they determine exactly where those specific went.

But I get it. Title Insurance is a potential path of recourse. Without it we are totally on our own, no matter the issue.

In our contract paperwork, there was an entire page about the artwork. So I'd say they are pretty serious about who is getting it.

Yeah, I think all the artwork (or at least a lot of it) at BLT is an artist named Joey Chou. He has really great stuff - Disney and non-Disney.

I mean, did they specifically say it was hanging in a room? Hallway? Lobby? I wonder what it would be. It's promising to me that it's hanging at VDH because that means it wouldn't end up being Stitch, right?? My husband immediately joked "it will probably be Stitch" because it drives us both crazy how much Stitch appears in merchandise.

Thanks! We really did go back and forth on it a lot, but in the end, the desire for direct points (to be able to stay at future DVC resorts) combined with the pricing and enjoying the overall vibe and rooms at VDH really helped to come to this decision. I think we'll be very happy staying there for half of our DLR trips in the future!
