Some questions about buying from DVC directly

We are thinking about buying in and I've been reading several posts that say that if you buy from DVC then you don't have to pay closing costs, but that this is changing. Is there a definite date on when this will change?

Can we buy at any resort (we aren't DVC members now)? We have no interest in SSR. Can we still buy directly from DVC or do we have to go resale?

We will be visiting WDW in about a month. Will it be possible to see actual units in some DVC properties? I would be interested in seeing units at WLV, BCV, and BWV. I want to see real units as they are now, not the picture perfect ones in the marketing brochures.
 
Yes, you can purchase any resort directly from Disney. BWV, BCV and VWL are $95/point. Minimum purchase is 150 points. Currently there are no closing costs but recent posts here indicate that will change soon (July 1st?).

You may have to go on a waitlist, especially if you want BCV, but possibly for BWV and VWL, especially if you are looking for a particular Use Year. This thread lists some of the wait times: http://www.disboards.com/showthread.php?t=735842

I don't know how difficult it is to get in to see a villa at the resorts you mentioned. There is a model unit open at BWV, right on the Boardwalk.
 
Some have reported that the closing cost change takes place on July 1.

All resorts may be purchased directly from DVC, but there may be a wait for some since DVC does not have a ready inventory for all resorts and must wait to claim some by foreclosure or ROFR.

The DVC tour is only available at SSR (and you should defintiely take the tour), but there are models still at BWV - access is from the BW between Jellyrolls and Big River Grill. You might be able to view villas at other resorts by asking at the front desk. If they have any unoccupied and clean they are usually happy to let you take a look. There are no tours at the sold out resorts.

If you do take a look at units, be sure to take a look at the Old Key West Villas (OKW). OKW has the largest units available. :teeth:
 

We got our BWV points last June from Disney with no waiting.

Yes, I think you'd have to go on a waitlist if you want other than SSR because I called a few days ago to add-on 130 pts. for BWV's and I'm on a waitlist. When we bought our 180 pts. back in March, we only had to wait about a week. Hopefully, we don't have to wait too long for our add-on. PLUS, my guide said the waitlist is longer for BCV's.
 
I bought 190 point Boardwalk Monday, on the phone, one call. My guide told me what was available and I choose from that. There is a waitlist for Beachclub. I already own VWL so I didn't ask about that one. I received all my paperwork today. We looked at the villa on the Boardwalk in May. I was inpressed. We bought the VWL sight unseen. We loved WL and we stayed there for the first time in May and we are going back in a 2 bedroom in Oct. :tinker: :tinker: :tinker:
 
A few tips for trying to get a look at the other resorts

1) Don't try on Sunday or Friday - they'll be busy
2) Midmorning to very early afternoon is best - the closer to 4pm the more villas are filled
3) If they say no due to full occupancy- ask if there is any day that it may be possible for.

We dropped by OKW on a Tuesday and everything was full but were told that if we could come by Wed it was only 50% Occupancy - we asked if Thurs morning could be done- and they said swing by between 9am-11am :cloud9:

They showed us a smoking 2 bdrm and despite being nonsmokers we feel in love :love: While the decor at SSR is more elegant - we know we'd prefer the size of OKW and man was it relaxing - I'm going to have trouble waiting til Jan to buy.....anyways good luck!
 
A year ago just before we booked the Grand Villa at OKW (from which we just got back from the best vacation ever!) We asked at the front desk if we could see a Grand Villa-- a bell hop then drive us over to one and we got to snoop around for a few minutes.

It really helped seal the deal.

I assume they well not have a problem with showing units--if it is not too busy.
