Hello all,

My offer was sent to Disney for ROFR refusal today. Can those who bought through resale tell me how long it took from the time your offer was sent for ROFR until the time you were able to make reservations?

Thank you.

Best of luck with ROFR!!! :goodvibes That definitely had me on pins and needles.:scared:

We passed ROFR on all 3 of our contracts around the 14-day mark. I attached my information below on the rest of the process, just in case you're interested. All 3 contracts took a little over 2 months from offer to booking vacations.

SSR Resale Time Line
* Made offers on 2 contracts through GMAC on 1/9, and offers were accepted same day. Also sent a $100 deposit for each on 1/9.
* Contracts went to Dis for ROFR on 1/16.
* Passed ROFR on 1/31.
* Estoppels came back to GMAC on 2/17. This allowed the title company to prepare the closing docs.
* Received closing docs on 2/20. Returned everything to GMAC on 2/21.
* Deed was recorded through Orange County on 3/7.
* We were in the system 7 days later.
* Booked first vacation on 3/21.

I understand you can book reservations before you receive your deed, is that right?

I understand you can book reservations before you receive your deed, is that right?

Yes absolutely. A resale purchaser does NOT have to wait to receive deed in order to make reservations. If you've sent your final paperwork and balance due on the resale purchase then in approximately 10 business days the points typically will be "in" DVC system and reservations can be made. But I want to mention that it seem that recently there are posts here by resale purchasers that it has been taking resale contracts longer to be placed in the system (some close to 1 month) and that is most likely due to BLT sales. So expect some delay.

Here is our timeline. 48 Days start to finish.

Sept 20. Made offer on 100pts at OKW ($70/pt)
Sept 20. Offer accepted & received contract
Sept 21. Sent deposit check UPS RED
Sept 22. TTS received deposit check (10%)
Sept 23. Sent for ROFR
Sept 25. Escrow account opened
Oct 3. Disney waived ROFR
Oct 23. Received closing documents from Timeshare Closing Services.
Oct 24. Sent Closing docs and final payment UPS RED
Oct 27. TCS confirmed receipt and waiting on sellers returned paperwork.
Nov. 3 Confirmed sellers paperwork. Waiting on final paperwork from Disney.
Nov. 7. Informed that PURCHASE HAS CLOSED!!!

Went to Disney for ROFR on 11/11, waived today 11/13. 2 Days! :woohoo:

I keep thinking TTS made a mistake. Pinch me, I must be dreaming!
(By the way, I did call TTS to confirm and it was no mistake, they said they got 16 back today.)

Hopefully the rest of the process goes just as fast (although they tell me 20-some days for closing, then 10 to get into the system). Fingers crossed!

My timeline - Process went quickly, could have closed sooner, but seller sat on closing documents for almost 2 weeks:

9/22/08 - Made offer on 30 pt BWV
9/23/08 - Offer accepted, rec'd purchase agreement docs
9/24/08 - Returned signed docs and sent deposit, sent to ROFR
10/2/08 - Passed ROFR
10/23/08 - Rec'd closing docs
10/24/08 - Faxed signed docs and wired balance due
11/7/08 - Closed
11/12/08 - Info in member system but no points yet
11/13/08 - Points added to my account, ready to make ressies
11/13/08 PM - Called guide, added another 30 pts

Good luck with your contract

Thank you.

Sending to Disney for ROFR is just one step.

One deal I had was unfortunately ROFR in 2 days.

If it passes then you get more paperwork and depending on how fast you get your paperwork done, as well as the seller. Closing could be weeks away.

After closing Disney had me in the system in about 10 days. If their are current points that takes about 5 more business days to show up.

Hope this info helps

Still waiting to hear back on our SSR , ROFR. Just went to disney Friday 11/14 but the wait is already torture :)

ROFR took only 3 days for us. However, we waited 5 weeks after that to get the closing documents and then 2 weeks after that we were in the Disney system. We thought paying cash through resale would speed the process, but it does not make any difference at all. Most of the time is wasted with the title company and they can be terribly slow. Then the seller can also delay by not returning the closing documents asap. The whole process for us was just shy of two months from offer to being in Disney's system.
