Selling reservations to use points

This questions was asked of me. What if some one I sold a reservation were to trash the room. Who would be responsible? Of course we always put the reservation into the guests name. I think that makes them responsible, but it could be a gray area. Most of the people I rent to are responsible familys and are renting these resorts because they are fusy. That makes me more comfortable with this question. Any legal info would be appreciated.

I don't rent points, but I've seen the answer posted several times.

YOU would be responsible for any damage caused by your "guests". Because you are the one who "owns" the reservation and the points, regardless of who stays there on those points.

One more reason I don't think I'd like to rent points unless it was a "rent 'em or lose them" situation.
