It seems to me that anyone that has ever gotten a truly outlier exceptional deal is doing themselves and their new contract a massive deflationary disservice by telling everyone online in a forum. Am I missing something? Not sure what people gain by posting market outliers.

I don’t get the deflation comment. How posting it here affects the value of your exceptional deal?

It’s not a race to see who gets the best deal. People post here to help others understand where the market is and what’s a fair price.

Most people buying resale don’t know this board even exists.

Anybody under 40 on internet doesn't need to know it exists, the internet knows so AI knows...it's a simple Perplexity, ChatGPT, Claude or even Google's new AI search away IMHO. My post probably sounded too finger wagging as I reread it and I apologize if it came across that way. Again I'm talking about extreme outliers. Everything I've always bought has been around the median like most of us but I think I saw someone who REPORTEDLY bought an Aulani contract a month or 2 ago for $ 60pp after seller pays it started making me wonder. ....Lol as East Coast guy, I'd consider that price.

It was a 1000 point contract so $60 wasn’t an unheard of deal. There aren’t many people willing and able to drop that much on a resale contract let alone drop that much on annual dues, that’s why the price was so low.

Oh, I completely disagree with this. I have read on this forum more times than I can count that one thing that drives people is to beat everyone else.

I think many of us buying DVC contracts aren’t doing it for the short-term arbitrage opportunities and we’re happy to see other new DVC members get good deals as well. If I sell a contract after 10 years of ownership and I get even 80% of what I paid for it back, I’ll be thrilled.

Anyone able to speak to Aulani International to International? Specifically Canadian to Canadian. 😂

Just found out after I asked, but they are reassuring it’s not a major issue with online notaries now…

We're Canadians living in the Cayman Islands, just used this company for a FL foreign entities form for WDW DVC resale purchases. Went smoothly, very easy and the price wasn't outrageous.

I guess there are good deals and not as good deals. Occasionally someone gets a steal but to me this thread shows what the market is including not just an average but the spread of prices and I appreciate it so I chose to contribute.

The thread is also helpful to derive the opportunity cost in the time invested to get those steals!
 
As I have just entered the market for DVC resale, I am using this thread as a way to make sure I am offering fair but good offers for my family. I don’t like overpaying for something and I appreciate those that post on here. I may not get that “special” deal, but knowing I am not spending too much is important.
 
Someone who gets an amazing deal probably isn’t too concerned about selling it, so deflationary effect seems minimal. In any event I think it’s all balanced by the brokers who report resale prices significantly higher than what we see in the ROFR threads.

Yup, that's exactly how we used it as well! And after only a week and 3 rejected offers, it seems I'll be posting back to this thread soon with our accepted offer -- which isn't some incredible deal but is under asking and "in the ballpark" for contract size and points status which I only know because of this forum. I probably could've done better, but I definitely could've done a lot worse without ROFR thread.

Oh, I think someone who gets a great deal on a contract could pull the trigger to sell more quickly if they had better uses for the money because it will be a lot easier to make their money back.
