Thanks! Well, we have six 50-point contracts and have stayed in nearly all room types at VDH (except 2-BR). We did a reunion/birthday last Labor Day in a 3-BR Grand Villa, which was amazing!!!

We love VDH and will continue to be owners, but decided to cut our ownership in half after recently increasing our VGC points by 160.

After selling this set, I am considering getting rid of the other half in 2025 and getting a FW50 contract. I've resolved to get only FW direct contracts from now on.

The first broker wanted to list much lower, saying almost exactly the same as you. My rationale was that people cannot get singlet 50-point contracts for similar prices after incentives because there are no incentives under 150 points. They would be stuck paying the $239 pp base price.

There is value for many at $189 pp for a 50-pointer that would never be used outside of VDH anyways. Heck, I paid $245 pp for my latest VGC160 contract last month... when 5 years ago I paid $184 pp for the same contract! I've never once used a VGC point as an SAP. One can say they are "self-restricted"... Same with my direct VDH points... "self-restricted".

The folks at DVCResaleMarket.com also saw value and listed it at that price without question. It was actually them that wanted to list it as high as it was.

If the buyer is reading this, you are not ridiculous. In my opinion, it makes eminent sense!
When I bought 150 VGF points direct during the fire sale, I asked my guide about also buying 50 at VDH at the same time. But they wouldn't give me any incentives for the VDH purchase even though combined with VGF it would have been 200 pts. I didn't buy any VDH, and have since bought a VGC contract resale. But it is a deal to get a small point VDH contract at some discount.

LOL, yes, "self-restricted" for VGC points. They're too expensive to use anywhere else. It would be nice if I could use them at VDH as well, but I'll make the best of it.

Direct unrestricted at $239 and restricted to one resort that will always have the TOT at $189 are just not the same thing, IMO.

Especially since they are going to be building some new properties in CA as part of DLand FWD.

This will be my husband's and my first DVC contract if it passes ROFR. Now to be patient for it to pass or not pass.
....I will be the truthteller, I think you are definitely overpaying on this contract, it's a "large" contract so therefore price should be lower and the price per point is already "high" so double whammy. ROFR protection for all resorts is probably done for awhile and with annual dues for 2025 kicking in there will be plenty of good buying opportunities upcoming. If that 12/1 is a typo, def consider cancelling. If not, well Welcome Home!

I appreciate the candidness. If I were spending this much money I’d want someone to tell me to be sure I understood what I was buying.

Thank you for the information, but the 12/1 is not a typo, so would be past the point of being able to cancel. When we decided to purchase this resale we based its price against the cost of buying at this same resort direct and it was a savings of over $29,000. Yes we might have been able to get the price per point a little cheaper which our resale sales associate explained, but would also possible run a higher risk of having ROFR be more interested in the contract.

Oh, no I still think paying that for a high dues contract that is stripped of all 2024 points and half of the 2025 points plus the title fees required for resale on points that can not be used at any other resort over the next 49 years is ridiculous.

But, as a seller I support you in getting as much for your contract as the market will bear.

Honestly they could have bought a 50 point contract direct for $40 more unrestricted if they would have gotten a December use year. They would have gotten 2023, 2024 and 2025 points which would have been 123 more points than they got on the resale contract. They could have turned around and rented those 123 points for $20 per point (or more!) to make the direct and resale contracts within $40 of each other not taking into account closing costs. Good job to the seller on this one!

The minimum direct buy in for new members is 100 points though. This is likely going to a local Disneyland-only family. And as we are past Dec 1, there are no 2023 points direct even for December use year.
