I offered on my second contract before my first closed. lol. So….yeah. Pretty sure I am done for now unless I sell something off and buy something different. Succession planning. But that is likely many years down the line for us. Unless something crazy perfect comes up.
It's taking all my willpower not to submit another offer right now. I get it!
 
Conversation started with “Why don’t we go to Disney at Christmas?” Not even as a suggestion, a genuine inquiry.

That is a bummer! In our recent contract, they discovered a name issue with the seller prior to sending to ROFR. We had to resign the documents, but we were lucky it was caught before going to ROFR. Hope that Disney can review your contract soon!
So glad yours was caught before you waited forever! You would think both the seller and the agent would make sure everything is 100% all set before sending it 🙃 but here we are. Just wish maybe as a courtesy I would have been notified that we would be waiting well past the 30 day point. I spent an embarrassing amount of time refreshing my email over the last week haha! Fingers crossed for a quick closing once it finally passes! Thanks for your reply!

It is addicting… I bought my first contract before I ever went to WDW. lol
Then sold it while I was there in January only to buy a few more. (5 total now)

Emphasis mine. We also had our second offer in before our first closed and now here we sit at 7 contracts…in less than 2 years.

Ok looking for someone to talk me down….so I posted before, but yesterday was day 31 of rofr, contacted the broker and was told about the name change document from the seller DVC was requiring to move forward. It was sent on 8/13. Do you guys think this re-starts our rofr clock? The broker wasn’t sure. Part of me wants to just walk and save the money for a better contract or to buy direct at Poly if the incentives are good. We would be brand new to DVC and wanted to convert a trip next May from cash to using our new points. Just getting nervous to be on day 7 all over again, we never would have started this process now, but over a month ago it made sense. Thanks for any advice!

Hmm - that's tough. Were you hoping to use for 11 month window or 7? Can you still back out without penalty?

This is just my recent experience with something similar. Our first contract was sent to ROFR. 6 days later we got a message from the broker that Disney had caught an error with the seller's name, and so they had to file an amendment to the contract. We also had to re-sign, etc. I was notified that this would delay things by a few days. But from the date of amendment to the date it finally passed ROFR it was a full 3 weeks (and 3 weeks was the average ROFR wait time at that time for everyone else on this board). This leads me to believe an amended contract is sent back to the beginning of Disney's queue. Luckily Disney caught the name error within 6 days so not a big deal for us, but for you it may be an issue IF they do indeed send it back to the bottom of the pile. Again, just my experience.

So we can’t use the 11 month, but would have been well within the 7 month if we were getting ready to close. Now I’m just starting to get worried about being less than 7 months since we planned to stay at Poly (only reason we bought there, it’s our favorite and we have a trip booked). We’re also going in 2 months, so part of me was hoping maybe we could string together this trip too, but that’s definitely not happening. I should probably just let it go and be patient 😩

This is what I’m afraid of, especially with Disney already being so slow. Definitely gives me more to think about, thank you so much for sharing this. Sorry you had to deal with that!

You could easily ask the seller to pay a year of MFs to keep the contract active. All contracts have a date by which ownership needs to be transferred. If it misses that date, you're free to go--or you can use that to negotiate something (like a year of MFs, for the missed opportunity of booking a room early for your vacation, as this was the seller's error).

Other thoughts:

- in terms of the calendar year, this is probably the worst time to buy. Summer typically brings in a low of buyers. Not many great contracts out there to be had. If you back out, wait until Nov and Dec, some sellers will want to deal then as they won't want to pay MFs for 2025 in January. If you walk from this contract, either you look each morning and hope to get lucky or more likely wait a few months until the end of the year to find a good deal.

- Seeing what the Poly incentives are is a reasonable plan. But I wouldn't get your hopes too high. I think it's more likely that DVC will have a huge sale on those cabins. Poly is going to be more popular than other recent DVC offerings, so I expect the Poly incentives to be mediocre at best.

Happy to have made it through ROFR but our broker, the board sponsor, sent us an email saying that we should have closing docs within 20 business days aaaaaaaaaaargh. When we used https://www.dvcclosings.com/ for our last two contracts, we closed and recorded within a week.
 
We submitted for ROFR on 7/18 and still have not heard back. Broker tells me that is because we have to wait on the sellers completing a pending reservation (not disclosed to us at time of offer.....and I didn't read the paperwork closely enough to catch it....:oops:), which is in the beginning of October. Does anyone have any experience with how long it will take to get an ROFR answer for a delayed closing? Or when I might expect points to be deposited? I was hoping to get in front of the 7 month mark for a mid June reservation.

This seems wrong to me? Last year we bought BCV on the cheap because there was a 5-6m delayed closing. Since it was semi-stripped we didn’t care…but I do recall that we still cleared ROFR on a normal timeline (less than a month) and then we just sat around and waited until they could close. I’m nearly certain that the reason it was a delayed close was a reservation or rental, and I don’t think that interferes with the ROFR timeline.
