Yeah, that's the issue with Dec; have to think year after -- especially with three different use years to juggle keep forgetting when booking. 2024 going to be fun!Since this is a Dec UY '23 points won't expire until Nov 2024 - so hopefully they will.

& if the math looks funny, that's because it's stripped until 2025 and the seller is paying 2023 Dues, and crediting estimated 2024 Dues. So, once I actually pay the dues in 2024, the adjusted full price of $3250 will have been realized. Until then, my net OOP$ is $3157.50
$65/PP x 50 Points = $3250
Closing Costs = $450
Total Costs = $3700
CREDIT for 2024 = -$542.50
$3700 - $542.50 = $3157.50
This will put me at 970 Points.
Somebody STOP me from crossing the 1,000 point threshold!

We passed!!! Yay!Well title company confirmed the contract was sent to ROFR on 7/10, but I didn't get the email confirmation from the broker until 7/13....blehh...But regardless, absolutely thrilled I snagged this one for that price! It's even below what I was willing to pay!

So I've been bidding periodically on HHI contracts to no avail. I think Fidelity was getting sick of my low bids.. and then I found this one on the board sponsor. It's not quite as many points as I wanted, but the price was right and I'll just have to search for another small contract to supplement this one later on. Hoping ROFR stays asleep (as anticipated) because they took my last attempt at a higher price point last year.
I just wish I had more disposable income to throw around because some of the deals right now are incredible.
I have not started compulsively checking my emails yet.. but give me a couple of weeks and then you can be sure I'm driving myself nuts.

With the way the points charts are going, 1k is really quite reasonable to accumulate. We aren't there yet, but I can see why people need that many.I love it. More people joining the madness in the 1k points (aka high dues) club![]()
