Help friends! I’m in negotiations on a contract with fidelity.

100 pt, 200 banked for this year. List was 105, I offered 95. They came back at 100. We pay closing and ‘23 mf. I said they pay service fee and they want me to pay it. That’s $2/pt more. I should walk away right?

What resort? It is a buyer's market right now. If you walk there'll probably be plenty more you can make offers on right now.

That's for you to decide - its $200 right (100 pt contracts * $2/pt)

If you are okay with $100/pt, only you can decide if $200 is enough to break the deal or if you want the deal bad enough to accept. For me, that would not be enough to break the deal (if i was okay with the $100/pt price)
 
Curiosity question... who will I hear from regarding our ROFR decision? The resale company, DVC directly, etc?

We closed late in the day on 1/18, so I'm assuming it went for ROFR on 1/19. Given that there are a lot of 14-16 day approvals of late, we are hopefully getting close.

Yep. I’d walk away. The market is not at the bottom yet IMO. Especially for AUL

I was hoping to pay a little less anyhow but my husband is more impulse shopper. So I feel like it’s already a little high. But it’s the cheapest contract on the market right now (list, although I know people pay less).

It’s not subsidized and I would have preferred that.

Yeah, I would walk away then. If you already feel like its high, not worth pursuing in my opinion. Tons more contracts to offer on.

Whatever price you pay, it should be something you're happy with. There are tons of contracts on the market right now and 0% of ROFR risk, if you want to look for a better deal (and you likely can for AUL unsub) and you're not itching to get your contract ASAP then I'd walk away. If you are getting 200 free points at that $100/pt that's pretty good though. You could rent those out at $16-20+/pt to recoup way more than the service fee.

We’re paying the 2023 mf, but the 2022 100 pts are free. This is a new listing

Were these two 125 point contracts? A bit confusing in the ROFR thread the way they are shown? Identical, but neither shows how many points are in the actual contracts. Would usually be

I was going to ask the same thing! Ours was submitted on the 15th for a Copper Creek contract. I've been monitoring this board hoping to see activity this week for around those dates. I know there have been some recent ROFRs on CC resort, so holding my breath and hoping we get an email soon saying we passed. Good luck with yours!
If you pass ROFR who actually emails you the broker or Disney? Sorry for stupid question i have never done this before and i am newly waiting lol Mine was submitted 01/30

The broker.. however, I actually heard from the title company first... but it won't be Disney.

There are a lot of Aulani contracts out there but not all contracts are the same. Only you know yourself, your needs, and wants. I personally would just go ahead because I'm less patient but I'm not you! Objectively, I think you'll eventually find a better deal, if you have the time to wait that is.
