Sorry - The Space Mountain reference has now been one-upped by GOTG Cosmic Rewind.
I was able to get the VQ once, and lucky to ride it again as a walk on during the 2/8 Moonlight Magic.
This ride is PFA (Pretty Freakin Awesome) in my book. & Now I can't wait to see how TRON compares :earboy2:

Fidelity is typically a Mon-Fri Operation. I hope you get a favorable reply on Monday.
So, just a quick update. I never received a response from Fidelity on that offer and I sent a follow-up email yesterday. While I was at their site, I saw a brand new listing for 100 points at $140 at CC with my use year. Sent in an offer, heard back from that agent almost immediately and by the end of the day yesterday, we came to an agreement at $137. I asked him to check on my previous offer as I didn't want to create any confusion and that seller had apparently declined my offer that same day but that agent never told me. Of course, I assumed that was the case. So, I guess that the hit-and-miss rep that Fidelity has here continues to be earned. I'll post the full details once the contract is signed. Now I just have to hope the the ROFR lady is still relaxing.

No, there is not. Keep in mind, checking Deeds will be "after the fact" and are not necessarily tied to "real" names in any way. And someone can legitimately post a deal they've made, and it never closes escrow due to the buyer or seller not going forward.

Where did you buy this from? What was the original price vs what you offered? That is a smokin' deal.
This one and the CCV I picked up a couple weeks ago were both from https://www.**********.com/ - one of the brokers is one my favorite to work with.

This was listed over $170pp. I don’t look at the listing price when I make offers. I personally find contracts I like, I know what I want to pay and make an offer based on that.

Another thought to what I added earlier. To verify, one would need the actual names of the parties,etc.

The whole purpose of the ROFR thread is to let members our our DIS community simply share their buying and selling experience.

But, as I said, if someone wants to gather all the info from the OCC site on their own they certainly can!
Exactly! In order to post the verification of sales of contracts personal data of owners names would need to be shared meaning everyone involved in the sale would need to give their consent to share this info.
That could be a lawsuit waiting to happen.
Even though the info is available to the public on the OCC, there is a difference doing your own personal research and sharing everything you find.

If it is so important to see if these posts are real, then the person who is concerned should do their own homework and research posts and match them up to the OCC contracts looking back 3 months to see what passed in December looking at OCC week by week in the month of January, February, March.

I personally have done this back in 2018 and have been able to match contracts to posts, but this took hours and checking every week for about month. I did this not because I thought people were lying to manipulate the market, but because I wanted to see what contracts at specific resorts were passing as a whole mostly to see if the DVC resale sellers were correct as to what the floor was for ROFR. This way I could see how low I could offer before getting ROFR.
I have been ROFR multiple times. Even with looking at comps, it was still hard to know what Disney would take.

My conclusion: Whatever a buyer and seller agreed on for price is what the contract sold at unless Disney exercised ROFR and it was taken.

I no longer feel the need to go this length of researching ROFR and resale prices. This board is helpful for both buyer and seller to understand in some part what the market is doing.

Currently we are in an uncontrolled market without ROFR. Supply and Demand mixed with a need to sell. Sellers all have their reasons for selling and I no way think they are crazy to ask for what they think is right for themselves. For all we know sellers are listing high because they are reacting or being proactive to lowball offers.

I am a buyer right now and of course would like the best price, so I offer to see if anyone will meet my price.
If they don't meet my price then I have a decision- pay more or don't buy. It is that simple.

Really the best about ROFR taking a break is Now is the time to get a contract to a resort you have always wanted without worrying about ROFR.

Never worry about multiple offers or negations happening at the same time. Nothing has been signed, you don't owe anything to anybody.
And chances are there are other offers in addition to yours on the contracts you are offering so someone will end up with the contract.

Sometimes. There are some UY that seems to be less popular. When your looking at contracts for sale, if there is a month with a lot of contracts for sale that is most likely a less popular, maybe less desirable month to own.

Make sure whatever you buy you consider the banking out at 4 months before your UY comes around. 3-4 month will you never travel in or rarely travel to Disney. Ask yourself "When are you most likely to travel?"

Also, it usually easier to buy more contracts in an already owned UY when it comes time to combing or using the points with other owned contracts.

Some people buy contracts in different UY on purpose to serve their needs better for traveling at different times of the year.

But really the sale depends on how much the seller is willing to negotiate.

DVzd did not assign points to UYs for each resort equally. No one knows why they decided to do what they did,

So, yes, there are certain UYs that have more points at each resort than others.

That brings up a good question: are there any references that show what are the most popular UY?

I don’t think it’s less popular but there are more contracts in that uy. There’s info out there on how many uy were sold for a particular resort and I remember it not very even distributed.
 
Not really a lot of work once you figure it out. Why not validate them? I wouldn't expect any concern from people if all the posts are true. I'm not insinuating there is anything nefarious going on, only that it would be useful to confirm. If anything, It would enhance the integrity of the boards.

Not even considering the posts here (which is a small population of actual sales), it would be useful to see a report straight from the county site month to month that would give a high level overview of the sales data at each resort.

You're welcome to volunteer to go through the deals listed in the first post and verify them with the county registry, and post the results. Not really a lot of work, right? Much appreciated, we'll pay you the same salary that @pangyal gets for the work she does 😉

Personally, yes! I used to have 4 UY, it was annoying. I’m down to 3 now and eventually will get to 2. If it is not June or December UY, I’m personally not interested!
