Never worry about multiple offers or negations happening at the same time. Nothing has been signed, you don't owe anything to anybody.
And chances are there are other offers in addition to yours on the contracts you are offering so someone will end up with the contract.
Thanks - and I agree. I guess that I didn't want to possibly blindside the agent since he was so responsive and it was the same office. Good luck on your next one!
 
The fact of the matter is, people can post stuff, spread fake data and spread FOMO without anyone on this site validating. People should know if what posters post here is factual.

There's a 0% gain for someone coming on here and lying. What would be the point?
There's no prize for best deal. There's no secret kickbacks to lowering the price (if anything brokers would want it to be higher I would assume). There's literally no reason to lie about what price you pay for a DVC contract to small group of other people buying DVC contracts.

I've found this board to be very accurate. In making offers for both the contracts I've bought, I've used the numbers here as a place to start my bidding and it has served me well. 🤷‍♀️ I would have absolutely overpaid if I hadn't been reading here. Hell, I probably wouldn't have even realized I could offer less than asking price. 🤣 I've posted both my contracts here to help others as they have helped me. Take it or leave it I guess.
 
Are you a broker and/or do you work for a resale broker? Because this comes off like someone who works for one of the brokers who is upset that the market is crashing and their sales are tanking because they can’t price their contracts appropriately/competitively.
Maybe we found the broker that is telling people making low offers that the DISboards is full of liars? 🤣 😂
 

It would be interesting to know why DVC changed after OKW(Original Disney Vacation club) to not having equal use years on the other resorts.

I would imagine, and this is purely speculation, they learned after OKW that some UY’s were far more popular than others and adjusted tactics based on that information.

But….what do I know- like crazy idiots we choose an April UY for our contracts. One of the smaller UY at most resorts, making resale hard to find😂.

Or in a cynical or business view, the months that are most likely to result in points not being able to be used by the owners.:scratchin Does DVC get any benefit if points not used??

I agree with your sentiment that very few if anyone is misrepresenting a deal on this thread, but sometimes it does feel as if I’m reading the results of a never ending contest to see who can get the lowest price and best deal. I‘m more in the camp of trying for a steal, but settling for a fair deal if I want the contract.

I‘m more in the camp of trying for a steal, but settling for a fair deal if I want the contract.
That was my strategy as well. Noticed a couple of $87ish pp deals and one outlier steal at $83pp. Majority of deals do still seem to hover around $95-105pp for Aulani.

So I set my target to $85pp and had a price ceiling of $90pp. Settled at $87pp. I see this as a pretty good deal that offers about a 10% buffer if the market continues to go south for Aulani.

Regardless - I’m pretty excited to get this deal closed so that I can book my next Aulani trip! Hopefully it’ll close quickly like some of the other recent stories in this thread.

Any rooms not reserved 60 days or less from check in can be offered for cash. That results in breakage income. As owners, we get up to 2.5% of the operating budget back as a credit for that income...we always reach that cap...but income above that goes to DVC...so yes, they do benefit when owners don't use points which means more inventory for cash rentals.

I followed a similar approach on bidding on AUL. My target was $90, and I started by bidding $85 on the first few thinking there would be negotiations. Most came back at $100 or more final offer. I moved on and landed on an AKV contract for my first purchase. I liked the broker I was working with so much that when I saw 3 very similar AUL contracts on their site I called the broker and said I want to pay $90 per point. Can you see if anyone will accept my offer? He said no problem, and one of the sellers agreed to $90. I think it was originally priced at $108 or $110.
