Why would the County Government even care about resale value????? And how would the County Government track what information people put on a private website? They would have to get a subpoena for every deed recorded and then try to cross reference it with the website. This is a crazy amount of work to try and track this.
I have no idea why you are asking the question you're asking. My inquiry had nothing to do with the government caring about resale value or things posted on this board.

You're on these boards and posts more than enough to have good reading comprehension. Where did I say someone should do this for ME? The fact of the matter is, people can post stuff, spread fake data and spread FOMO without anyone on this site validating. People should know if what posters post here is factual.

You're missing the point. People post something and say it passed, you should be able to verify that price (whether or not its weeks from now). In theory, someone can go through all the January sales posted here and verify the validity of the posts. If I was a serious buyer and had more time, I would actually do it. Might blow up some peoples spots here though....
 
Another thought to what I added earlier. To verify, one would need the actual names of the parties,etc.

The whole purpose of the ROFR thread is to let members our our DIS community simply share their buying and selling experience.

But, as I said, if someone wants to gather all the info from the OCC site on their own they certainly can!
If someone said they got something for $100 pp, wouldn't that be verified on the site by using the timeframe and deed tax? You don't need the names.

No sweat if its not happening or won't happen. I really don't care that much. Funny how people get once that was a thought though.

I think people were bothered more that you thought someone moderating this board should do it rather than take it on yourself.

It's a message board....it's really not that serious. You can take people at their word or not. That's really just a personal choice. If you aren't considering purchasing a contract then I'm not sure why it would even matter to you then.

For me, I find this thread interesting and, in general, I assume people aren't liars. But when it comes down to it, what other people get or say they get a contract for has little bearing on what I would offer for a contract anyway.

Based on a number of conversations with reputable brokers I’d say the information here pretty accurate.

But I agree… if people don’t trust the data here they are welcome to ignore it.

I think the numbers are truthful. This board and thread aren’t making a dent in reality. Almost 900 contracts moved in one month at ONE broker as per the ROFR blog report posted today (https://www.dvcresalemarket.com/blog/dvc-right-of-first-refusal-report-rofr-february-23/). No way 900 people posted here and many of us who have posted here seem to be using others, the name I’ve seen the most is Fidelity. I’d really love to know how many contracts sold in the last month in the resale world.

Are you a broker and/or do you work for a resale broker? Because this comes off like someone who works for one of the brokers who is upset that the market is crashing and their sales are tanking because they can’t price their contracts appropriately/competitively.
