I also forgot to account for the lack of recent ROFR activity which is another argument in favor of this year being a great time to acquire points.

I was literally shocked to see so many red dots on dvcrofr.com graphs at resorts like SSR and AKV at the top of the curve in 2022. I would have though they'd ROFR bottom prices to protect value, but I assume they bought so many points at the top to resell them direct at even more profits.

Finding a good DVC deal, then passing ROFR, has been the most dopamine hitting activity I've ever had in my life 😂

I don’t think Disney ROFRs to protect value.

Disney was absolutely buying contracts to flip quickly, and it was working well for them for a while, unfortunately for them, they got greedy with the last round of direct price increases on those specific sold out resorts you named; sales just evaporated overnight when they took that price increase. So they got stuck with a ton of points on Old Key West, Saratoga Springs, and Animal Kingdom.

They’ve now run screaming hot offers on OKW and AKV, let’s see what happens next!

What happens in 2022 was that DVD was using ROFR and that had buyers paying more to get past it.

I sold SSR and it got taken at $125…..I could have sold for more, but wanted a quick sale because I had just bought extra VGF direct…we knew it would get taken.

So, those highs, at least IMO, was due to that..once DVD stopped taking things in 2923, those contracts came back down to a reasonable market values.

I know that AKV is extremely popular, so having points to sell there as a drop down makes sense.

Flipping as many 2042 OKW to 2057 as you can sell also makes a lot of sense.
 

Never been a better moment to buy into DVC? Like, ever? Pre 2020 the best time to buy into (not invest) DVC for most people was as soon as they found about it…. the people who bought direct or resale in the 90s and early 00s…. an amazing purchase….
Totally. Specifically 2009 when we got BCV at 88$ per point was an excellent moment to buy. We were in a different place in life back than but I’ll say it again dang I wish we had bought more at that price.

Oh so that's why people are hoping for an AKV fire sale !
 
I’ve had an email today saying expect closing docs in the next 2 weeks!!! Ugh.

Yea, partly the e-notify issue (10 day wait) and partly just slowness between signing and closing. But to be fair I don’t have detailed knowledge of what steps need to taken after seller signs and whether it could be done any quicker.
Any updates?
 
I've been thinking that too. I submitted on on 5/9 and am still waiting to hear back.
It may be related to the holiday weekend. I submitted on 5/6 and heard back Friday right before the holiday — only 2 regular business days ago if you count Monday as a holiday.

I wish I had followed up with them last week, I finally emailed yesterday and got docs today! Just sent off and wired funds.
They are not the most proactive are they! Chased up closing today and told that we are still waiting on seller documents but should close before 7/4. I would hope so!
