Congrats, now time to add another banner!!!Just got the news we passed Rofr
Totally. Specifically 2009 when we got BCV at 88$ per point was an excellent moment to buy. We were in a different place in life back than but I’ll say it again dang I wish we had bought more at that price.
The fastest way to check is www.dvcrofr.com. Does not look like BCV has been rofr'd in long while. Go to the pricing trends tab and search BCV. It has been more than 2 years. $100 might test it though.Maybe the wrong thread for me to ask this question (if so, I will edit/delete): I'm half heartedly shopping for a BCV resale now and wondering if $100 pp will trigger ROFR? If so, what is the best way for me to infer what the floor Price per Point is on a BCV resale? Just skim this whole thread going backwards or... is there a better way?
You’d just have to look at what has passed recently. My experience from 15 years ago is probably not relevant.Maybe the wrong thread for me to ask this question (if so, I will edit/delete): I'm half heartedly shopping for a BCV resale now and wondering if $100 pp will trigger ROFR? That site is incredibly useful! And to your point, it's been a while since ROFR has been taken but it sure looks like a low $100s offer pp might skate through... hmm.....
I cant imagine a BCV owner selling for $100pp…. but there are some VERY large contracts out there and they have to do something to move those points….Maybe the wrong thread for me to ask this question (if so, I will edit/delete): I'm half heartedly shopping for a BCV resale now and wondering if $100 pp will trigger ROFR? Edit: I really need to spend more time reading.... https://www.dvcrofr.com/pricing-trends is my hero!
They’ve let quite a few BWV in the low 100s pass (maybe even in the 90s?), I’m sure BCV will be the same. The challenge is going to be getting an owner to sell it to you that lowMaybe the wrong thread for me to ask this question (if so, I will edit/delete): I'm half heartedly shopping for a BCV resale now and wondering if $100 pp will trigger ROFR? I hear you, the issue is BCV owners can easily rent out the points to cover the dues, so unless they need the cash from the sale, they don't really care...They’ve let quite a few BWV in the low 100s pass (maybe even in the 90s?), I’m sure BCV will be the same. Extremely curious if @DonkeyHoTay has actually found a seller willing to part with BCV anywhere near $100/pt. He (she?) does have a history of buying giant contracts though.I hear you, the issue is BCV owners can easily rent out the points to cover the dues, so unless they need the cash from the sale, they don't really care...
But, if they need the cash, or if somebody dies and passes it onto the kids who don't want it, they might do it - especially with a large contract, just to be rid of the thing quickly and easily.
When the asking price is $105….Extremely curious if @DonkeyHoTay has actually found a seller willing to part with BCV anywhere near $100/pt. He (she?) does have a history of buying giant contracts though.

Holy guacamole! Turns out there's a whole segment of the market I'm missing by setting my filters below the price of a new luxury car. When the asking price is $105….
Problem with these contracts is that they’re stripped until 2025, normally for a great price nbd but with a 2042, every year really does count. Then again, waiting around for the market to catch up to reality might take another few years for BCV so probably won’t get those prices until 2025 or 2026 anyway.Holy guacamole! Yeah, I continue to think the crescent lake properties are going to hold their value better than most people around here assume. It’s practically blasphemy but if you can actually book your BWV points for the most valuable (point light) rooms, they might actually be undervalued in the low $100s. The BCV point chart isn’t quite as good, but it’s also less of a nightmare to get desirable rooms thanks to only having one room view option (though none of the views compare to Boardwalk ViewProblem with these contracts is that they’re stripped until 2025, normally for a great price nbd but with a 2042, every year really does count. Isn’t the broker fee due either way? I think the difference is that you presumably also have to pay closing costs and dues?
