They are not the most proactive are they! Chased up closing today and told that we are still waiting on seller documents but should close before 7/4. I would hope so!
While they are very nice and respond to emails, I agree with you.
I’m thinking that the seller may be waiting on closing docs for all of their contracts so they can do one notary appointment. We’re only 2 of 5 or more I believe.
 

This is my first run through purchasing resale, so apologies if this question is dumb.

Looking to buy a small contract at VGC, found one that I can live with but the sellers will not budge on closing date (after 11/21/24) -- is this because of existing reservations or are there other red flags I'm missing? It's not stripped and still has points from '23 with a December UY.

They likely have a reservation on that date.

You are also locked in with your deposit if prices fall and the seller can walk away without compensation to you if prices rise significantly. They would still be in the hook to the sellers broker for commission.

It will also take time to close and for Disney to load the points, so it really pushes back when you can make your first reservation.

In general, I would avoid this contract unless it is selling at a significantly lower price than the rest of the market or is a unicorn contract for you based on size and use year.

Thank you! It's not a unicorn AT ALL and is actually priced disproportionately to others. The only redeeming quality was UY and the '23 points, but I'm not sure what I'd even do with those since I'd have to bank by July of this year and who knows when I'll actually close and get the points.

I'll hold off and keep a weather eye for new listings. The ones that have recently passed ROFR are the reason we decided to bite the bullet and buy a small contract vs. paying out of pocket each year.

The other thing to keep in mind is that for VGC points, you want the contract to close at least 10 months before you plan to use them (and possibly 12 months for some room types) because inventory moves quickly…if you’re not booking until after Fall 2025 you have a bit of time, but otherwise you might be better off renting points for your next trip.

This is definitely something I've thought about. We already have a rental reservation for April '25, so our plans were to just use any points we buy for Aulani. A waste, I know, but if my husband doesn't have to see a hotel charge ... y'all know how this works. :rolleyes1

I saw that one and wouldn't offer on it for a few reasons. That closing date in Nov and that the broker would not take offers.

It took me a while to post because it took a while for the broker to get contracts signed and sent to ROFR. I think I saw someone post in the rejected offers thread that they were rejected on this one at 112 (sorry!). The seller is going through bankruptcy proceedings, which makes me feel a little bad for the low offer, but we did it before we knew. This also means it’s going to be a much lengthier process (and also I’m not sure what it means for the likelihood of it falling through). Still, we are giving it a whirl! We followed @Jimmy Geppetto ’s advice and put the lowest deposit possible down and will put the remainder allowed on a cc at closing for points (didn’t know you could do that before, thanks Jimmy!). Complicated one but here’s hoping it works out for everyone.

Way too long to wait for a contract to close. I recommend that you keep looking.

Ah, sorry!! If it makes ya feel any better, the process is already slower than our last one and we don’t anticipate it being over until fall (and who knows what could happen/fall through in that time). I also saw one listed for $103 pp the day after but it was gone in like an hour. Wishing you happy hunting for a great deal!
