First time buyer. Last night I learned that I passed ROFR. Happy, but disappointed. I wished I had known I wouldn't be part of the club before buying. It looks like I'm just a timeshare owner.

Just got a third email with a letter from Disney... they are allowing anyone whose contract was already sect to Disney to have the benefits. I'll see if I can post a copy of it
 
Just got off the phone w/our realtor... Confirmed that our contract was received by Disney on 3/31, so we're grandfathered in. Now the stakes are even higher if we don't pass. One day at a time.
 
I'm really hoping that they aren't playing both sides. Saving face by grandfathering everything in with the intention to buy back all the contracts in ROFR. I really hope not.

I doubt they would buy the contracts unless they had some need for them. The value of the things that they are taking away is of very little actual value to Disney. Selling Poly is a lot better for them than buying a bunch of resales and making $30-60 a point off of them.
 
I don't understand this personally. The negotiation is for the resale contract not the perks. Disney has always said that perks are subject to change ("You should not purchase a real estate interest in a Disney Vacation Club Resort in reliance upon the confirmed availability or renewal or extension of these offers.") and you should never buy in for them. A lower price per point isn't negotiated based on whether or not you get a 10% discount in the parks (as an example). If you read the stats around the discounts, it would take years to make up the savings and iOS e cases the resorts would expire before you make up the loss of the perks. The thing Disney did wrong is switching up their story and that's the part that irks me, but it has nothing to do with the resale process as the purchase is from another owner not Disney.


I'm sorry that you don't understand. I will try to clarify for you. Since I have a DVC contract purchased from Disney two years ago I am not at all concerned with the "perks" and would certainly not be purchasing for the perks because they are irrelevant to me in this resale purchase or the next one that I buy. However, when I purchase again I will shop the resales, and I will again negotiate for the best price. A lower price per point can be negotiated based on any perspective a person chooses.

Me too, ours was received the 28th. If they take it I'd have a hard time going after another one

For me, should I see that type of activity, I don't think I could stomach going back anytime soon. My family & I have been committed to the Disney brand for years. I can only guess that we have spent well over $10,000 in Disney vacations during our 9 day trip in Aug 2015, 7 day trip in January 16. We have reservations to go back for another 5 days next month and plans to go back again in November (we live in the north east). We eat out every day at their sit down restaurants and buy souvenirs. We don't even bring water or food onto the property... All of our spending is done there. If a pattern develops that they just pull all of these contracts... I can't say I'll have it in me after this emotional game of cat and mouse.

I really do not think this is their interest. They want to sell at Polynesian and whatever new resorts they are planning, and do not want to cannibalize sales there by offering the other resorts for a $30-50/point profit. The number of people who will go out and buy 25 point contracts is very small. Their goal is to provide a marketable reason for someone to buy direct rather than resale. The $200 savings on the AP and 10% food/merchandise is a real number that they can show potential customers.

They were very aggressive with ROFR last month, but it seems like the contracts are going through again.

The roller coaster continues. I had just accepted that I was not getting the perks and considering canceling to wait for a better deal with market condition changes (still within my first 10 days.) Now this and my current contract out for rofr is that much more valuable and I could only replace it with resale and a small direct contract if I care about the perks.
 
I was at day 10 of my contract yesterday. Contract was sent to ROFR March 28. Cancelled my contract due to all the confusion (did the safe thing as I could always get another contract in the future) and today Disney changes the rules back...... Unbelievable.

There would be no recourse in this situation. As the buyer has no agreement with anyone. The only thing they could try is to reinstate the contract if it hasn't been pulled from Disney.
 
Hi it's been a crazy week! I have been very emotional to say the least. My original post for ROFR was $85 120pt $10,200 Feb UY buyer pays 510 closing and 195 admin fee sent 3/24/2016. Well with all the chaos of 4/4 I found out the seller never signed my contract and they had until 3/31. So I have renegotiated and signed a new contract. I will post when I know my new sent to ROFR date!
 
I'm a 2012 member adding on, but with all of the "news" recently I've struggled whether to go through. I think we're going ahead, with the general belief that long-term value proposition is basically the same. So, here it is:
