What has been people's experience when it comes to buying a resale as far as paying the dues on banked points? When we inquired about a resale we were told the currnet owner would expect compensation for dues on banked points. Is this customary?

Our resale came banked points; we were not asked to reimburse, but it was a small contract.

Everything on a resale is negotiable, including dues on banked points.

Use year does figure into that to some degree, as dues are paid on an annual basis.

If you feel that the price is right, then compensating the seller for dues he has paid on banked points for your ultimate use is not unreasonable.

Good Luck!

it is up to you what you want to pay don't be bullied into anything you don't want to pay.

Our VB resale had 86 banked points from 2001. We did not offer to pay anything toward that and we split the dues for 2002 (all points available) and also split closing costs. (we purchased in 2002) We passed ROFR from Disney, but this was when BCV was about to open so I think we really slipped through the cracks.

The wait was nervewracking though. I had made up my mind that if it didn't go through, I was going to buy through Disney. I'm glad it did go through and then we added on through Disney (smaller contract) this year. When (not if....lol) we add on again, I might go through resale again for the banked points and being able to purchase a sold out resort.

If the current owner does not accept your offer (without that reimbursement) then you can always counteroffer or find another seller.

Our resale has not yet closed but passed ROFR about 2 weeks ago.
The contract has 169 banked points + 400 2003 pts. (UY is Sept)

We are paying $70 per and ZERO maint dues.
As others have stated everything is negotiable and you can always counter offer or let the seller counter offer.
Good luck

I am going through the same thing right now. I was told by the agent that it is customary, but am beginning to wonder.

The resale price, however, is pretty low...$65.50/point

Adding in the annual fees, the price is still only $69/point with all 2003 points and an October use year. Add in closing costs and we are at $71/point.

I think it's unusual to pay extra fees for banked points. Remember it's a depreciating commodity. Many people overpay of fees with resale anyway so be careful. Do look at the overall package however to decide what's best for you.
