Resale Brokers requiring "exclusive" listing?

So I am in the process of selling off a DVC contract. My plan was to list with multiple brokers to increase visibility, and because I was under the impression these were generally "open" listings. I was quite surprised to find language in the listing contract of one of the major DVC resale brokers that required an exclusive listing for 3 months. This does not seem to be the norm among the other brokers. I am surprised they have so many listings given this requirement.

And now that I checked the posting rules I see I can name the broker as long as I provide a link. The broker requiring the exclusive listing is dvcresalemarket.com
 
Sounds like a good reason to go with the other brokers.
 
Ah, the new kids on the block. I also think that Fidelity requires exclusive listings although they used to co-broker. That might have ended though.
 

I recently sold through dvcresalemarket.com even though they required an exclusive listing because their commission was lower than some of the other brokers and that meant more money in my pocket from the sale. They gave me good advice on choosing my listing price and I got a great offer within an hour or two of the listing going live on their website. Overall I was very happy with them and would use them again.

I wasn't as happy with the title company that the broker used at the time due to how long it took them to do their part of the process but I give them good marks for the quality of their work and for communication during the closing.
 
I would go with the lowest commission myself.

Doing any amount of footwork by a buyer will lead to one of two things:
1. They are going to individually check all the major sites, so even if your listing is only on 1, it will be seen by the vast majority of buyers.
2. When I look, I use an aggregator that shows all the listings...well almost all, but the listing from the major services.
 
Well technically they are not the lowest commission...but they have better visibility
 
And just because they require an exclusive listing doesn't mean they don't co-broker with others. I'd just write into the contract that if you sell it on your own there is no commission due.

A little off topic but can someone share some of the other sites. I'm in the market for my second contract purchase and just curious where else I could look. I purchased from the time share store and I'm aware of fidelity. Thanks!
