Resale Broker

Only two active listings. Makes me wonder if the pending or sold ones are real or maybe fillers to show they “hey! Look at everything we’ve sold.” No way to prove one way or another.
Oh interesting. Mobile view wasn't showing me status. I thought it said something when I clicked through but didn't see anything on the listing page. Well that explains some of the prices if they've already sold!

Then some sales of the new resorts were incredible…
Yeah.. I’m not sure how real those listings are. If no one here has seen it prior to today, I’m not sure how easily the average resale purchaser is going to find it.

It could be someone just populating a website with dummy fields and values.

Something else that just doesn’t sit right, the only way anyone found out about it is it being posted by someone who just created an account today/yesterday.

Username is DVCGuide. On the website they say they were a guide for years. Wondering if it’s a plant to drive traffic to their new site. Advertising a low commission, hoping someone bites.

It’s a legit real estate broker, I’m sure they’re just adding D.V.C more recently.

Im all for more competition in the Broker space but the value proposition for all brokers is diminishing IMO unless they offer convenience or something of unique value. With the rise of aggregators if I was selling I’d be going with the lowest commission I could get.

I will give the board sponsor credit for what they’ve innovated with on “cruise swaps” which offers convenience and uniqueness but it stops about there. Aggregator sites will highlight they’re the most expensive (commission, price per point, closing fees) so it’s only a matter of time before we see them spin the line “we can get you the highest price for your sale”.

Time will tell.

That's probably true for those of us in this corner of the DIS---we probably know as much or more about the DVC ecosystem as most current Guides, let alone a 3rd party timeshare broker.

But, for the rank-and-file Member, the broker also provides "Hey, we know how this works, and we can walk you through it." That's not just a dollars-and-cents question, and is instead determined by how the experience feels. And for that, a high-touch organization has a lot to add, even if it is more expensive.

That’s a very fair and valid point. I would argue it applies more to the Boomer and Gen X population. Millennials and Z’s will do their own research. They don’t trust easily and we all know how reputable timeshare sales people are.

The new generation won’t value the board sponsors sales model as much. They will value components of it (podcast sponsorship etc) but not as much as the older generations.
