Resale Broker

Yep, that happened. Plus OTHER errors on the same transaction. Over three months to close, simply based on a pretty lousy title company. I won't put the name of the title company here, as I think it might be easy to trace some of those problems back to a specific contract. Maybe it would be better to do this: again, I've had some minor errors (quickly fixed) with Mason, but Mason over a half-dozen contracts (for me) has been pretty solid. Things generally close on time. No real complaints there for me. YMMV.
Seems like a lot of people like Mason! When you want to use them do you just contact them and say like hey I find this contract on www.dvcresalemarket.com and offer accepted and I want you to be the title company?

Some brokers try to push you in to an in-house title company. I'd REALLY avoid that. This is one reason why I stick with brokers who only do resale and not other things (title, points rental, etc.) as there are conflicts of interest. Simply, after a deal has been reached, you SHOULD be able to tell the broker which title company you'd like to you. And the broker should go with this. If they don't, that's probably a bad sign. (Note: there's only a couple of title companies that work with Aulani, as it's in Hawaii. Other than that, you can pick from about a half dozen.)

Yeah I mean looking back they told me "Magic is your title company" which makes it sound like there was no wiggle room. They knew it was my first time, i would have liked to know i had a choice, but my bad for not asking. Seems like Magic will be okay tho
 
when i signed my fidelity resale contract they had me sign "Affiliated Business Arrangement Disclosure Statement" so i knew i had a choice but decided to stick with DVC Title and Escrow (Fidelity preferred title company) due to the discussion found in DIsboards.

Does other broker not sign similar agreement? That seems like a conflict of interest if done without proper disclosure.

I'm more concerned when a parent company owns both a broker and a title company.

I didn't sign anything like that 🤷‍♀️
 
I signed up for their alerts and daily ones, which is making me want to jump on everything that has 5 stars 🤣🤣 what do you think about their rating system?
Ratings are good, mostly just means good points for the price, but contracts can be so subjective to personal preference on what they're looking for, it may not mean much else.
www.DVCForLess.com is so addicting, i check it multiple times per day and have come so close to putting in an offer so times, & I'm not even in the market to buy anything. lol

@sandisaw It would be interesting to have both the list of banned brokers and also the site's rationale. It's always a mystery to me until I type in the url.
While I agree it would be great to know why some get censored, I just assume its something to do with competition with the owners traveI agency stuff. no real concern to us, so we just do obey. :)

Same here! When I see small contracts that are like $2,900 (I saw something around there today) I'm like holy crap I need to buy it, that should pay itself off in two visits and I could use them points for years 🤣🤣

Yes, that happens often... too often. lol

Also...
Keep in mind closing costs and any other related fees. On a small contract, it will drive that $/p significantly.
Definitely do the math, the total can be shocking per point. I've purchased 3 different 25pt contracts & only 2 were a good deal.

You mean closing cost? Anything below $550 I would accept. A few can go down to around $450. Again it will be negligible for big contracts. For a 50-point contract, $100 is $2pp
So you can negotiate the closing cost with the broker? I think mine is over $800 or it said that on the ad 😔

Haven’t done that. But according to other posts, that’s negotiable depending on the broker and the specific agent.
Just need to take the closing cost into consideration when choosing resale contracts: that included the asking price, the listing broker, and the title company the broker chooses. This can limit your choice though

Yeah I guess it would just depend, if the price per point is low enough, might be best to just put offer rather than kick myself later. I liked buying a "hot deal" because I'm not really big on negotiating, just give me a good price straight out and I'm good 😀

They changed their name over a year ago, used to be https://www.**********.com/. I have used them on multiple contracts, both as a buyer and a seller, and they have great communication, are friendly, and would certainly use them again.

I imagine they rebranded due to multiple other DVC resellers that had very similar names.
