Resale Broker

I'd support two of these... www.dvcresalemarket.com and fidelityrealestate.com . Personally, I think that it's more likely that you'll have a good experience with resale if that is the ONLY thing the broker does. I think there are other business models used by companies that also offer rental (as they might be buying contracts on the cheap and stripping points) or offer title services (as that is a complete conflict of interest).

As important in the process is the title company. I've been happy with Mason. And have found First American to be a total disaster, where people there often don't even respond to emails.

Lastly, most of these businesses (resale and title) are reasonably low-pay, low-volume jobs. No employees there are getting rich. So it's best to review everything carefully and have a little patience.
People keep on saying that the title company is more important than resale. Why is this? Is this because they can make errors and delay things?

There are different things to consider
1. whether they do their job
2. price (closing cost and other fees vary, matters more for smaller contracts)
3. service

worst thing would be didn't do title search well or prepared document with errors I guess?
delay has more factors as all parties are accountable (broker, seller, title, buyer)

Mason was efficient which I really value. Good communication, no hiccups. Magic Vacation is probably a good fit for you on your first but yes you could have used someone else. We had them on our first purchase and the hand holding was welcomed!

Both can make errors. (And I've seen both.). But the title company can make more costly and time consuming errors that restarts the ROFR process. The title company, if they aren't well-managed, can also let seller's take way too long to return forms (weeks sometimes...for no reason other than not checking up on them) which slows the process. The title company is also the entity that protect's the buyer's interests, whereas the broker is traditionally paid through commission by the seller.
 
Some brokers are banned and can’t be talked about on these forums. They get filtered out and the mods don’t like it when people try to allude to them and work around the filter. Curious what direction this thread will go
Why are the brokers banned from this site? Are they not ones someone should go through as I feel like it would be beneficial to know which ones are banned if that’s the case

The owners of the site made the decision and nobody else knows why. It doesn’t have to do with how good the broker is to my understanding.

@sandisaw It would be interesting to have both the list of banned brokers and also the site's rationale. It's always a mystery to me until I type in the url.

Yep, that happened. Plus OTHER errors on the same transaction. Over three months to close, simply based on a pretty lousy title company. I won't put the name of the title company here, as I think it might be easy to trace some of those problems back to a specific contract. Maybe it would be better to do this: again, I've had some minor errors (quickly fixed) with Mason, but Mason over a half-dozen contracts (for me) has been pretty solid. Things generally close on time. No real complaints there for me. YMMV.
