I am new to renting and have a few questions to those of you who are experienced:
How do you personally handle cancellations? My thought is once the renter commits to the points financially that the points become their responsibility to use following the same guidelines that I as a DVC member would have to follow if the original reservation is cancelled.
Do most of you use contracts? I have reviewed a few contracts on the boards.
Damages- Has anyone ever experienced any damage to a unit by a renter? When we had a rental home, we required a security deposit from people we did not know personally. What would happen if the villa got damaged to the point where it was reported to Member Services? It sounds like members rent DVC units without security deposits.
My goal in renting points that I personally can't use is to make it a win win for both myself and the renter while protecting "our/all members" DVC property. I want myself and the renter to be comfortable and protected with the transaction that occurs.
Any and all thoughts and advice would be welcomed.
