if this is wrong board, please move.

I am going to rent a week, from a man, at the MArriott aruba surf club
2 bedroom/2 batheroom

I am scared of fraud, any suggesstions, is a rental contract of any real value?

does anyone have a suggestion on a escrow service, to handle the transacaton and to accept my credit card payment.

I will pay for the escrow service and the credit card fees.I will make full and non refundable payment immediately. I just do not want the renter to get my $
until I have stayed at the MArriott Aruba Surf Club for the week first.

Please help me with any suggestions!!

Why should the owner wait until your vacation is completed to get paid? Doesn't seem fair.

When I rent out my units they have to be paid in full 60 days before arrival.

What keeps them from taking your check and cancelling your reservation
a few days, before you arrive in marriott

you have lost your $ paid to owner of MArriott aruba surf club
and lost the $ on airfare to aruba
and have no place to stay.

I am just looking for a service to hold that $
till the reservation has already occured.

do you think this is unreasonable request to make of the owner of the mASC
timeshare week??
 
Your plan is not usually the way business is transacted on the DISboards Rent/trade board, but I don't think it is unreasonable.

Of course, you could get defrauded by the escrow company, too.

If I were a renter, and I was satisfied with the legitimacy of the escrow company, I would agree to that. Either way, it's an act of faith which works out fine in the vast majority of the cases.

I feel that when you rent from someone on the disboards/rental board
you are renting from someone, that has some references already

#1.
The number of posts on disboards is a great credibility source.
#2.
a history of rental transacations and references on disboards
(references from people on disboards, that you have come to know, over several years or months)

The airfare is $225 per person and if there is no reservation waiting for you, when you arrive but at least you have numerous other quality places to stay

who is a total stranger
The airfare is $1073 per person and if there is no reservation waiting for you when you arrive, where do you go at that point, to find a place to stay, when you are in a different nation.

1) We have rented DVC points as well as RCI weeks.
2) We DEMAND full payment 60-days in advance.
3) We would NEVER accept an escrow.
4) Too many things could happen which could stall payment to us.

how does a renter have a piece of mind and not worry

that he will make full payment to someone and they will cancell the reservation, keep your $ and you will never hear from them ever again

I agree completely. I would feel much more comfortable renting from someone on DISboards, or from someone I knew of from DISboards (some of them rent on Redweek, too) than from a complete stranger.

Maybe the best option in your case would be to rent directly from Marriott. Or do a DVC exchange through II.
 
After final payment is made, I send a letter to the timeshare management informing them of the rental and forward the original to the renter. My rental's are in Cancun and I have never had any problems.
 
You could certainly ask to use an escrow service. The "landlord" would probably want you to pay the escrow fee, though.

I think that a signed contract does give some protection, yes.

If you are uncomfortable renting from this person, you could post a wanted ad on TUG, and perhaps find an Aruba owner there, who has been active on the TUG boards and wants to rent to you.

Redweek has a vacation escrow service via Chicago Title http://www.redweek.com/help/rental_process/escrow/

$50 paid by the timeshare owner, broker, or agent ($25 for a limited time)
$50 paid by the renter ($25 for a limited time)
1.58% of the total amount if paying with Visa/Mastercard/Discover, or 3.25% for American Express. Chicago Title also accepts Cashier's Checks and Money Orders for no additional fee.
Steps:
The two members come to an agreement on a rental price and use of Chicago Title's vacation escrow service.
At the time of reservation, the renter faxes or mails hand-signed Timeshare Use Agreement along with 50% deposit of rental price plus the escrow fee payment to Chicago Title. If paying by credit card, a hand-signed copy of the Credit Card Authorization form must also be transmitted.
At the time of reservation, the owner also makes their escrow fee payment and mails or faxes Timeshare Use Agreement and Credit Card Authorization (if applicable) to Chicago Title.
60 days prior to start of vacation, renter makes final 50% payment to Chicago Title.
Chicago Title sends a check to the owner approximately 11 days after the last day of the rental period.
