Rental contracts?

We are planning on cruising Dec of 2005 and therefor hope to rent our 2004 and 2005 points with an April use year. I have read a great deal of advice on the boards about renting points, all of which is very helpful. I am curious if there is any standard contract floating around that may be helpful to me. If not, does anyone have advice as to what a contract should look like? Also, when should I list these points to rent. All of the points would be current so they could be transfered, banked, or borrowed. We have 270 points/year. Any advice would be very helpful!

I can't help with the contracts...but I may be looking to rent 66 points to complete a family vacation for September of 2005.

Hope we can do business together sometime in the future!:)

This is from my reply to another poster's question about paying for rented points up front:

When I rented from an owner, we worked out terms where I paid 25% upon receipt of confirmation # of ressie. (Make sure the owner puts the reservation in your name and lists your preferences.) I explained that I had apprx. $600 tied up in a WDTC ressie and would send that (which amounted to about 50% of the DVC ressie) as soon as I received it which was about 10 days after cancelling. I was to have the final 25% paid by 60 days out, but I had the extra cash 90 days out and paid it off. We also had specific terms spelled out in case of cancelling. All of these details were put in writing - via email - and we both mailed each other signed copies. We also mailed each other photocopies of our id's.

Your "contract" doesn't have to be filled with legal jargon. I essentially listed what I was looking for - dates, which resort, how many people, what kind of room, etc and how I was comfortable in paying the ressie off. I then told him what I thought was reasonable in case of an emergency cancellation, reassuring him that I would be more likely to re-schedule rather than cancel altogether. We set up specific dates to have the money exchanged. I used both PayPal and money order as a method of payment. Once we were both satisfied with the terms he made the ressie on the phone and emailed me with the confirmation. I called to verify it and then mailed my first payment. It all went without a hitch (except when he failed to email me to confirm he received my final payment which I had mailed - that freaked me a bit because he didn't respond to my emails. But I was still able to confirm ressie with MS and I finally just called him and talked to his wife who made sure he emailed me back...)

Soooo, I'm already trying to plan June 2004...

You might just have those points rented out before the end of the week!!;) ;)
