Rental Activity on R/T Board After Feb. 1 Changes

Hi Kathy! There were some significant differences that I noticed with this last post. Most all of the inquiries were looking for low prices per point. Under $10/pt. My points were not distressed. Also most of the inquiries were looking for unreasonable reservations ( akv value 2 mos. out, individual dates, not consecutive days requests). Many requested dates one month to three months out. All of these requests were not feasible, so much so I needed to post " No requests for" and listed three months after just one day of unrealistic requests. Previosly, before the changes, my other posts had more realistic requests, many more frequent renters inquiring, and most were willing to pay at $10/ ppt or higher.

My personal observations from my last rental posting is that there was a reduced activity from realistic, frequent renters who were very famiar with how DVC works. This last " group" seemed either very new to the process, had unrealistic expectations, and/or were bottom feeding.

:wave: Hi Hope! Now that's interesting. One might have thought the change would make more of a seller's market but apparently not. Perhaps the seasoned renters have located other easier solutions. Or maybe having David's Rentals being a legitimate service on the DIS now is impacting the individual rentals. It's fun to speculate anyway. Glad you were able to make your rental at the rate you wanted! :cheer2:
 
Because owners who did not have an approved R/T thread were using such threads as a back door to renting their points. This particular rule is not new.

Here's an example of my "reservation wanted" thread that I posted on 12-04-2009, 07:56 AM (see caption below).

Can I assume that this "avenue" is no longer open to me? Can you please confirm? I find it strange, simply because the transaction was quick and simple for both myself and the DVC points holder. I can provide a reference :)

I can understand the want of the DISboard to add controls, but I don't see why restricting a post like mine (please see example below) benefits anyone.

Both my family and the points holder family (an active member I might add) benefitted from this transaction - thanks to the rent/trade board. :yay:

Again if I'm an active / participating member (which according to the current criteria I fall just short of -- sorry January 2011 was a busy month :thumbsup2) why restrict me from posting a legitimate (I would argue :)) well thought out "Reservation Wanted" thread? :confused:

Chuck and/or any of the other monitors - can you please comment?

Closed: Reservation Wanted for either an AKV or VWL studio, July 14-23, 10 nights


Hello, my family and I would like a reservation from July 14 to July 23 (10 nights, Wednesday staying to the following Friday night – leaving on Saturday morning) for either:

Choice number 1: AKV Jambo – Studio Savannah view (195 points)
or IF NOT available...
Choice number 2: VWL – Studio (183 points)

We will only rent from an active/experienced DisBoard member, who has rented before, can provide at least one reference, is willing to use PayPal, and has/is willing to use a contract. Apologies, this is to both to protect you and I. Please, if you do not meet all of the criteria above, I ask that you please do not attempt contact.

We are willing to pay $10.00 per point as well as applicable PayPal fees. Based on current board activity I believe this is the fair going rate. 30% paid down immediately upon signing contract – remaining 70% paid immediately upon receipt of the reservation/confirmation letter from WDW.

We promise to make the transaction smooth, easy, and would like to do this as soon as possible. :goodvibes

4 persons – 2 adults, 2 children (children’s ages 8 and 6 :littleangel:)
Require that Deluxe Dining Plan please be asked for at time of reservation. popcorn::

Magical Express not required for AKV Jambo reservation, but will be needed for VWL (if AKV Jambo is not an available option). Already have flight details if needed. :drive:

While we have reatricted new Reservation Wanted threads, those seeking a reservation, as in your example may reply into an existing Points for Rent thread. So it may tale a little more time to post into more than one thread, but you can still inform individual owners of your wanted room(s) and dates.
 
I just checked another website that does not seem to restrict their rent/trade posts at all, and their traffic seems to have skyrocketed. However, I see many posts there for speculative rentals, which have been banned here for quite a while, and which I, for one, really hate. This other website has listings like Thanksgiving week, Christmas/New Years, already with dates and locations. I thinks it's wrong to book up high-demand weeks that we owners now can't get in order to offer them for sale. That doesn't directly speak to the latest rules here, but I am okay with the DIS being a community where we occasionally have garage sales to rent our extra points, and leave the professional sellers to the other sites.

One question: Chuck S said an owner "may NOT post replies soliciting renters in someone else's Points for Rent or Points for Transfer thread." Is it allowed that an owner can contact a potential renter who replied to someone else's thread by PM? I realize that there have been problems with this in the past, which is why I ask. Thanks!
 

No, if they are reported they may lose access to the Rent/Trade board if they don't have an approved Points for Rent thread. They may, however, reply into a Point Transfer Wanted thread if they would be open to transferring their points.

When I want to rent my points, I'll rent them here, and even stated that I was willing to work my post count up in order to do so.... Sorry you can't. :rolleyes:

And honestly I dont care if you feel the 50 posts in 6 months is a personal attack against you. Dont care ONE BIT. :rolleyes1

Quit griping, quit PMing disboarders, suck it up and perhaps GOOGLE :surfweb:

I'm hoping that the DISboard team will reconsider the "Reservation Wanted" rule - I am obviously biased :), but I think if used the right way (as per my example above :thumbsup2), and I have met the boards posting criteria (as outlined), I don't see the harm to be honest.

For what it's worth :wizard: - if the mods (Chuck / Doc / Carol) could speak with their sources (DISboard decision makers) to perhaps re-think the current 'Resevation Wanted' posting rules (provided that the posting criteria is met - and the user presents the 'ask' in a respectful manner - again I would argue that the example I used earlier in this thread might meet that criteria) I think it's worth consideration / I would appreciate it.

I have noticed today new posts inquiring about rental procedures. I think the suggestion for a rental sticky containing information beyond what types of threads can be posted would be most helpful, especially to new forum members.

Thanks, I had missed some of those posts. I know there is a thread out there about contracts (can't remember the name of it, it is quite big). Maybe effective rental contracts? Anyway, is there a link to that thread on the sticky's? It might help new renters to see a contract template to get an idea of what may be asked of them at the time of securing the rental. Of course, all of this would be subject to the owners discretion, however the various contract samples can be very helpful.
