If it wasn't for the pandemic I'm not sure if I would have found out about the resale market! We have decided awhile ago that buying direct isn't worth it for us, but resale is definitely a game changer! Thanks to many vloggers did informational videos during the pandemic, and made me realized resale could work for us! So 2.5 yrs later, after watching many vlogs, doing a lot of research, one stay at a DVC resort last trip plus catching the right time with ROFR monster hibernating/buyers market, we can finally say "welcome home"!

Contract is stripped of all points until 2025. Seller countered with listed price. I figured since some fully loaded SSR contracts have been selling in the mid-$80's (and at times even lower - looking at you @JimmyGeppetto) , I subtracted $35 pp from the asking price for the 3 years of missing points that could have been rented out and gave myself a little room for negotiation.

Do you guys feel this offer was unreasonable? If you would even bid on this contract, what would you offer?

No offer is unreasonable, some are just better than others. :teeth:

I think I would offer 70 for a stripped SSR contract as a starting point.

I think I would have been closer to subtracting 40 or 45 dollars per point and they pay the tax....
This contract is useless for two years.....

If it was something I’d want, I would have gone $70 on it. But I don’t value the points to the same way as others. I look at how many points I am getting for the life of the contract.

Given that they would be paying dues for the missing points, once it’s ready to use, $70/point is pretty nice deal.

To me, when a contract is $90 and has all points, it’s 30 years worth of them. Thst puts each year at $3/pt. Yes, it’s not rental value but technically what you would be paying in the end.

My Spreadsheets are smoking with all these scenarios. We are really waiting for the Poly Tower but there are some interesting deals on ROFR Thread. We are seriously considering more points at existing resorts. GrumpyInPhilly has me looking at stripped contracts to fill a problem I will have in 24 to 30 months. With all of our extra trips banked points are shrinking quickly. Adding points in the 60s would be a dream.

This is me exactly. I don't need more points until 2025.
 
VB 400 pts, June UY, Listed $59 pp, offered $50, 4/18
seller countered $55, I passed
5/18 - seller countered again, $52, we accepted.
Closing is supposed to be today, 7/28, however, don't know if seller has returned paperwork. As of 7/24, they had not.
 
We made a couple offers before VGC prices skyrocketed after the news about VDH and the transient tax.

FYI - Contract has points of 59/43/100 for 2023/2024/2025 UY - (2 - 2023 points, 57 2024 points borrowed into 2023 UY, so it's kind of jacked up).
