I was tempted by a listing for VBC for 150 points @ $130 on Sunday to make a full price offer. That is the lowest asking price I have seen for VBC since I have been looking since March. But, it was a Dec UY and I’d like to have Feb since I hear that allows you to combine banked and borrowed points for reservations with other DVC contracts if they are all the same UY. I’m dreaming of some Poly bungalows someday with all of our points together! Plus, it was with a broker that I swore I will never do business with again.

The only time it doesn’t work is if you own different UYs. But all UYs can bank and borrow.
 
I've been eyeing this one. It has been sitting a long time and definitely seems priced a bit high. Did they counter?
They said that they thought we were too far apart and asked if I would like to try another offer.
 

It's amazing to me if things are priced right they move quickly. I have seen a couple HHI contracts disappear very quickly when right priced for example. I think a lot of sellers are holding out hope, and I wonder just what percent of the listings are actual individuals and not brokers holding points to sell for the right price.

My guess is that a lot of the contracts are individually owned but that sellers want what they want and it they don’t need to sell, there is no harm in waiting until the right offer comes along.

IMO, if the contract is flying off the shelf it is underpriced because buyers know it’s a great deal. Having been on both sides of the transaction many times, I know the perfect storm is when a buyer and a seller find each other and each has the same idea of what a fair offer is for the contract.

In 2012, when I was buying BWV, I wasn’t paying more than $55/point which would need to include closing costs. It took me to my 4th seller to get the deal.

As a seller, my goal was always quick sales so purposefully priced below recommendations from the broker, except once…because that was the one that I didn’t care how fast it went…funny thing was it went fast anyway…and way above average price..

I know prices here are what they are but I am not sure how representative of the market in general.

I think you're right about that. I think the DISBoards buyers tend to be the most researched and informed. If I was a broker, I wouldn't be thrilled to learn that they heard about their site from Disboards.... We all see one low price, and are convinced that other sellers should match (or come within a dollar or two) of that amount.

HHI 50 point listed 65 offered 70: rejected*

*I proposed for the seller to pay closing, and thought that offering over the asking price might work.
Subsequently, I offered the 65, as listed. That was accepted,and I'm paying Closing, but lucky timing with the broker as they have a "July Special" which caps Closing Cost at $450.
Waiting for Title Company to send to ROFR, then I will add the string to the ROFR thread.
 
Probably, and it doesn’t look like there are very many small contract BRV contracts out there.
I was thinking around 95-100 as well. It is a small contract so I guess that's why the premium.
BRV small contracts are VERY hard to come by! Despite being a 2042 resort, because of the refurb a lot of people are now wanting to own BRV too. It's even hard to find a 100+pt contract list below $100pp. If you really want it, might have to shell out a little more, but worth it!
