Recorded deeds October- December 2023 BLT/POLY/RIV/CCV

Oh, I was talking about resale contracts at a higher price point than direct.

So was I, albeit the resale we were about to buy was a bit lower.

We signed a contract to buy resale (fully loaded) in the low $150s and then found out about the $161 direct. So we walked away from the resale even though the direct was priced higher and we gave up 2023 points with MB. I viewed the two extra use years a relatively small price to pay in this case for the extra flexibility and access to the new resorts, and owning an O14 resort that should hopefully maintain resale value.

I completely agree— we had already closed on VGF resale loaded at $150ish when we learned about the promotion, and I immediately regretted it. Ended up buying direct anyway and I am planning to unload the resale at a small loss sometime in the next 12 months.

I think once we get around 50 contracts each we can establish a price comparison

For my purposes I am going to cull out and track contracts of between 150-200 points because those are the only size contracts I plan to purchase
 
Just curious, why are these particular resorts being isolated?

Definitely not asking you to do it because I know this is already a ton of work for you but just wanted to make mention that I am very curious as to BW and BC prices. If you ever come across any price anomolies on those two I'd be very interested to hear.

It's won't be a fair comparison until 3-4 years from now...

The resort is not even 4 years old and still in full active sales mode, so the number of current sellers may not really reflect the greater supply you will have in "steady state". And the buyers transacting now are the ones willing to pay the most (many likely already existing Riviera owners). It'd be interesting to add an asterisk for the Riviera resale purchases if the grantee had a direct Riviera DVD purchase prior to the resale one (the one who bought the 100 point contract did so twice before going the resale route). The lack of functionality of the resale product within the DVC system is much less of an issue for someone who already owns at the resort and already books it regularly.

My concern is if the numbers get too high it becomes more like work than something fun to do.

For example I was going to do Animal Kingdom but there were as many AKV deeds as the 4 I am doing combined

I just checked the 2 Riviera sales, and one person owns 2 direct plus this resale contract. The other person owns 2 resale contracts.

There were 16 BWV sales in the 4 days and 13 BCV sales. It is more than I want to add to my plate since I am not really interested in purchasing either.


I can prepare a tutorial on how I do the search for anyone who is interested in looking at resorts they are interested in.

If anyone is interested let me know. I will make it a different thread.

CCV and Poly at $130 - congrats to those new owners. Good deal.

The Poly at $132 was 275 points, so I'd expect the price per point to be somewhat lower vs a 100 or 200 points contract.

More importantly, one important thing missing from here is the loaded/stripped factor. You could be looking at one resale with 2022, 2023, 2024 and 2025 points vs another with just 2025 points, and not know it. So I'd take outliers in either direction with a grain of salt.

I am starting to think the loaded versus stripped contracts might not make a significant difference as much as brokers try to tell us.

What might make a difference is the use year. Looking at BLT is seems since February has more listings there are more opportunities for lower prices.

But is that something consistent (i.e., did DVD sell more Feb UY contracts than others)? Or just a temporary aberration you see in the resale market snapshot as of this month and it could be totally different in 3-6 months?

For example, when I was looking for a Poly contract 2-3 months ago, there were very few March or June contracts, which is what I wanted. But there were a lot of December ones available. As of today, there are still a lot of December ones, still very few March ones. However, there are now quite a few June contracts which is very different from what I saw in the summer. So, unless DVD sold way more of a certain use year, things should average out over time.

I can see use year making a difference at a resort like BWV or BCV where they may be more demand for the Fall (F&W) so a June or August use year may command a premium. But I haven't looked into that since I'm not looking to buy there.
