The Marriott sales people selling points for $15/point are literally selling an identical product to the resale product that can be bought for $6/point all-in.
This is why I think buying at an O14 at a highly desirable resort is the best resale bang per buck—PVB, VGF, VGC. I’d say probably AKV, BLT, and AUL fall in this category as well, though I’d assume Disney is slightly less committed to Hawaii than it is to DLR and WDW.

The ROFR had a poly contract submitted at (I think) $130/pt so looking forward to seeing it show up in your chart.

I see a POLY for $132. There were 2 POLY contracts today for 75 and 80 points, but I did not include those.

I added CCV. There were no resale contracts for CCV yesterday.

I should add CCV to the title is there a way to do that?

But some people just don't even know there is a resale market, or think it's a scam.
I still can't believe this is true. I mean I know it is but it's crazy to think how people can drop so much money on something and not be educated about it. A fool and his money I guess...

Yeah no I can see how people wouldn't know about the resale market but my comment was in general that people drop a lot of money on things they have done zero research into. On a whim I guess you can say. That's just not me so I have a hard time understanding that mentality. I come from an overanalyzing/need to make sure I'm getting the best bang for buck/need to know I'm not making a mistake mind set. Two very different ways of approaching spending money.

Yes, I love her, but believe her prices (wherever she is now - honestly, I'm not sure the name) were high compared to others - just a reminder to compare prices if you're "not" in a rush.

I think for some Direct buyers they simply "don't know, what they don't know." It is not unreasonable to assume the only place to buy a Disney Timeshare would be Disney if you had no prior Timeshare experience. For example, if you Google under a lot of Disney Vacation Club-type terms you mostly get that all timeshares are bad, or comparisons between paying cash at Disney vs DVC, you might not even catch the sites referring to resales - or find them talking about resale scams...

Last, I know a number of people on budgets who know Resale is there, but who Still only buy Direct (even financing!) because the salespeople put such a positive spin on Blue Card and FOMO. Disney is a MASTER at FOMO Marketing.

The time value of money means that difference comes no where within any reasonable justification to pay that premium for direct. 2066 is 43 years down the road. Epcot isn't even 43 years old. When you consider the changes to DVC since 1991, 32 years, it's incomprehensible to logically use lack of Original 14 resorts as a reason to pay double. Not knowing better is probably more understandable.

I am not an on the whim person either. Ultimately, I would have found out about resale contracts before I ever committed money.

When shopping listings, I contacted several lising agents to review closing costs before I made an offer. I was quoted less using Cammy's new Title Co than any other for comparable listings. And the final cost ended up a bit lower than that.
 
I didn't end up buying, but a few months ago, Cammy was almost the same as the other guy I quoted. Can't even remember who was higher they were so close.

That is what I was told by 2 resale companies. It isn't terribly different and I think her charge ended up being less than one thought it would be.

On Cammy's speed. I recently bought a contract and paid slightly more to use Cammy. She was insanely fast - less than two days from passing ROFR to closing!

I'm also in the midst of selling my first contract and the buyer is using a different reputable title company. The title company made me the next available appointment with their notary service... three weeks away! I imagine the buyer must be chomping at the bit (sorry!!).

I was not/am not in a hurry for either contract to close, but extra time to closing introduces unnecessary risk that either party walks away or that points become tougher to use. If I ever buy a contract again, I'd include a note with my offer that I will use Cammy (even if she costs more!) and get to closing as quickly as possible.

I would want this even more as a seller, in a market where prices are generally trending down and DVD is randomly offering flash sales. I have wondered if VGF buyers have backed out of pending contracts when DVC announced the summer promotions.
