Question: a buddy is buying a December use year contract. It has points banked from dec-2021 banked to dec 2022 use year. When do these banked points expire?

They are now part of Dec 2022UY. They can be used for stays through November 30th, 2023.

Dec. use year points banked from 2021 into 2022 can be used for stays between Dec. 1, 2022 - November 30, 2023.
I have a Dec. use year & IMO it’s great that the seller banked the 2021 points since the banking deadline for a Dec. use year - July 31 - is fast approaching.

I imagine the seller factored in the value of banked points into the price of the contract.

Indeed, w/ my first resale contract the sellers did not bank the current use year points & by the time we closed & the contract/points loaded they were worthless & as a buyer I certainly valued those points at zero in my offer.
If those banked points can be rented out at $18-20 per point, theoretically a loaded resale contract should be worth that amount more than a stripped resale contract - but from what I’ve seen they usually aren’t priced that much higher.
