question on buying resale

we are a family of 3 (myself, dh and dd, who is 2.5). we recently visited disney & decided that the DVC was definitely for us. we got all of the paperwork for 160 points at SSR. on our trip we stayed at the BWV using BILs DVC points & loved the convenience on being able to walk to epcot & mgm. our intention was to purchase SSR through disney but stay at the boardwalk. this could be done easily per ricardo, the rep that is helping us. but after reading many posts on this board, it seems that we should really buy where we want to stay. now we are seriously considering buying more points (maybe 200) at BWV through a resale.

i basically wanted to get get feedback on those who have purcased through resale as well as any advice/tips that you can offer.

We haven't purchased a resale as we bought at BWV when it was available through Disney way back when, but I just wanted to encourage you in your purchase of BWV. It is a lovely place to own. We have stayed at VWL and OKW both (as well as at many other onsite resorts), but BWV is always still our first choice. Can't beat the convenience of being between Epcot and MGM. I am sure SSR is a lovely resort. But, if you liked BWV, I'd go for it.

If you really like BWV I wouldn't hesitate to buy a resale. If you're not in a big hurry, you can find a good deal with banked points and save money vs an SSR purchase. If you do like SSR though the extra 12 years on the contract might be something to think about.
 
We have just purchased a resale at BCV, piece of cake. It has been stated many times on these boards "buy where you want to stay", we totally agree. That being said, there are some advantages to buying from disney. Financing for one, purchasing a resale requires you to have the cash, we used an equity loan.

We also considered SSR, very seriously but in the end, purchased 250 pts. resale @ VWL for several reasons.

1. DVC membership will only increase over the years, IMO, and it will only get harder and harder to get into the two smaller resorts, VWL and BCV. Having the home resort ressie window of 11 mos. at either VWL/BCV will allow me to pick just about any dates I need. VWL and BCV was not available directly from Disney when I inqured so resale route was the best option for me.
2. Location, location, location ..... my two DDs (3.5 and 0.5) will probably enjoy MK the most until they both get much older. VWL is just a lake end away from MK. SSR is little far from the parks for my likings.

The biggest advantage SSR has going is the extra 12 years IMO. If you are young with small kids, this will be very much worth considering but you do pay a premium for it.

Resale process does take little longer and there is no guarantee that you will pass ROFR, although everyone seems to be having no trouble these days, but you will same some money. You should be able to purchase a contract between $68-$69/pt, some with banked points. :wave:
 
I bought both my properties through resale, saved some money, and didn't have any problems with either one. I also agree with the above, buy where you want to stay!

I love to read how the reps tell everyone how "easy" it is. It can be done, but you won't have priority for peak periods or GVs etc.

I agree with Tamu91 the biggest advantage to SSR is 50 years vs. 38 years. If this is not that important to you, look for a BWV resale. Everyone seems to have very good luck with the our sponsor, The Timeshare Store. Click on their link above.

Barb0829, as you can see from my post (thanks Pluto4Pres), the resale process is very painless, even with the hic-up in my transaction it still only took 31 business days to complete the transaction to the point of making a reservation. So if you think that you will love BWV, go for a resale, it is a little less expensive up front and the process is easy.
 
It's painless and takes precious little longer than through DVC. The only benefits to DVC directly are no closing costs, the financing optiosn and the fact you can make reservations from the start before you close. Even SSR has been available resale already. As for the 50 vs 38 years, it's not like you're paying the same pp to get the extra time. If you can get them about the same pp price AND buy where you want, definitely do it.
 
We purchased both through Disney and through resale. Having done both, I wish we would have gone the resale route on a couple of our contracts. We bought BCV through DVC and I wouldn't have done that any other way, as the initial BCV deal was to good to pass up. With what Disney is offering now, I would recommend resale, especially if you are interested in BWV. We bought one of our HH contracts through Jaki at atimeshare and it was a painless professional transaction. The resale contract had current years points and that was nice bonus.

We also just completed our first DVC purchase, a resale contract at BCV.

We were all set to buy at SSR but a little last minute research and the overwhelming opinion on these boards to buy where we most wanted to stay conviced us to go with a resale. DW and I were very nervous about a resale because Disney makes it so easy but our experience was very positive. We completed the entire process in only 31 calendar days. Rather than save money we chose to buy more points for essentiallly the same total purchase cost. If you search the old threads there are some very good financial comparisions between SSR with the extra 12 years and resales at a lower price. There is no clear advantage to one over the other so it really comes down to buying where you most want to stay. This will probably be even more important in the future, as DVC expands there will be more competition to book at the smaller resorts.

We just purchased resale (250) points at BCV. We did visit SSR last month. BCV and BWV are so amazing in my humble opinion.
The magic of being at the heart of two amazing parks with boats at your fingertips is so wonderful. Because we couldn't get into our home resort we were blessed by staying at BWV for six nights in early June. I did lust after Storm Along Bay so next year we will stay at BCV. IF you love Downtown Disney than I would suggest SSR. The Epcot and MGM center is magic from morning to night. If you have a hopper pass you can take a 10 minute stroll to the World Showcase to have dinner and see illuminations again and again anytime during your stay. I can't say enough about the BCV and BWV location. Dennis
