Ok, you guys are just awesome with answering my questions. Just one more. Tell me about buying resale. What exactly does that mean? How long can it be yours when you buy through resale? I'm just wondering exactly what that would mean to us. Thanks!

I will try and make this as short as possible. Basically instead of buying a 200 point contract at Saratoga Springs directly from Disney you would be buying a 200 point contract at Saratoga Springs from a company such as The Timeshare Store, Inc.® who has listed the property from a current owner. The Timeshare Store, Inc.® works as a transaction broker to facilitate the transaction along with a closing company. It takes about 7 weeks to close and then you would be the owner with all the same benefits as if you bought from Disney. If you buy resale the resort ends the same time it ends as if you bought from Disney.

The annual dues for 2009 and expiration date of memberships at each DVC resorts are:

Bay Lake Towers $3.67 per point - Deed Expires 2060
Animal Kingdom Villas $4.86 per point - Deed Expires 2057
Saratoga Springs Resort $4.34 per point - Deed Expires 2054
Old Key West Resort $4.73 per point - Deed Expires 2042
Old Key West Resort $4.73 per point - Deed Expires 2057
Beach Club Villas $5.00 per point - Deed Expires 2042
Wilderness Lodge Villas $5.04 per point - Deed Expires 2042
Boardwalk Villas $5.21 per point - Deed Expires 2042
Hilton Head Resort $5.36 per point - Deed Expires 2042
Vero Beach Resort $6.41 per point - Deed Expires 2042

Think of buying direct as buying a house directly from the builder (Disney) where you can customize it to your exact specifications. Resale, on the other hand, is like buying a house that someone else built. You may still find exactly what you are looking for, but you may have to search and wait a little to get it.

As far as Disney is concerned, once you own a contract, you are a DVC member. There is no difference between a 25 point owner via resale and someone who bought 200 points direct from Disney.

One of the biggest benefits, not including the cost savings, is that you can buy in to DVC at whatever point level you like. There is no minimum.

I became a DVC member by buying a small 50 point contract at VWL. Once a member, I was able to add on at BLT (the resort I really wanted) at lower levels.

And, there is no difference in how you are treated as a DVC member, whether you bought in direct or via resale.

It is a great way to get points at the older resorts as well.

Hi: We bought 3 contracts through Disney directly and the last one via resale. I would do either again. The advantage with going direct is you have your points right away-no delays. Resale does take longer, but you can save quite a bit.

The savings on resale is what really showed up as a huge difference in our purchase. I had time to wait and didn't worry about ROFR too much. We saved almost 25% over the disney price buying resale.

How long can it be yours when you buy through resale?

like jason said, if you buy SSR direct from disney, the contract will expire in 2054...if you buy SSR resale, the contract will expire in 2054. if you buy AKV direct from disney, the contract will expire in 2057...if you buy AKV resale, the contract will expire in 2057.

(OKW is a little tricky...some resale contracts end in 2042 and some end in 2057...but if you are interested in OKW, it is best to look resale regardless.)

This is probably the best analogy I've ever seen regarding buying direct/resale.

Basically, buying resale will take a little longer but you should save a significant amount of money.
