I thought about resale, but I would be booking a full week in December and want a standard view.
I agree with you and many others that standard view rooms will be in short supply and fill up quickly, especially for high demand times around the holidays.
I know that getting a FW direct contract comes with a points premium (10%) and a price per point premium (of course).
The points premium is a non-factor to me, as it is still less points than would be needed to book the next higher view normally.
For example - A Week 51 FW Standard View Deluxe Studio is 266 points, but if I had to book the same week in a Preferred View Deluxe Studio because standard view was already booked up, it would take 291 points.
That's 25 more points to be maybe one floor higher and still not guaranteed, as TPV may be the only ones left available (346 points).
Also, I do not want to go through the frustration of trying to walk a reservation into December.
It's not worth it.
A FW contract solves these issues for a small 10% points premium.
It will probably be many years before any FW Island Tower contracts show up on the resale market, and probably not for the week I want (lol), so for now Direct is the only FW option.
So, in the above example, I am left with the options of either getting a 300-350 point resale contract (enough to book a preferred or TPV if needed) or a 266 point direct FW contract, with the villa I want locked in.
At current asking prices (I just checked
DVC Resale Market), the difference between a 300 point resale and a 266 point direct is about $3500.
That puts the 266 point direct contract only 6.5% more expensive than the 300 point resale contract, and with less dues per year.
The peace of mind over the coming years is worth more than that $3500 to me.
Everyone's situation, needs and desires are different, but these of some of the ones that I have been looking at for me and my family.
All of my vacation plans are set though 2025, so I am in no hurry yet.
I plan to take the next year or so to make sure everything lines up for this purchase.
I will be monitoring any new offers, both direct and resale, along the way, and if something special pops up, I may jump on it.
Until then, I will still be going over to get a DoleWhip and a drink or two at Trader Sam's every chance I get !!!

Actually, If you include closing costs and fees, the price difference in the example is only about $900.

And, YES, I know there are differences in what you are paying for in the above contracts.
The resale contract requires you pay the 2025 dues if it closes in December while the direct contract does not. (at least not as shown)
The direct contract includes 2024 points, while the resale contract does not.
I think they kind of cancel each other out, but that is just one way to look at it.
Regardless, these are the actual total prices you would have to pay right now to purchase either of these contracts.
