PVB Tower Charts, Sales Date and more!!!

So do we think the $225 Poly pricing is just for the member add-on period and that the price will increase when sales are opened to the public???
My vote: I think sales are going OK-ish, but not to the level that DVD wants. I think we're heading toward some additional incentives. But again, only one person's perspective. I was at the preview center yesterday. It wasn't hopping.
 
I wonder how many prospective buyers they have who are telling them they’ll just wait until they can get fixed week. I am not in the market for Politow, but if I was, I would be insisting on a fixed week.
If you're looking for something other than the studios, I think this is a very solid strategy. Those one- and two-room villas will be scooped up fast.

Exactly what it probably is. Looks like they are getting interest in standard views for point conscious buyers and the theme park views for the buyers who want only the best. Looks like preferred view will likely have the best shot at 7 month bookings. At least eventually once the new tower smell wears off

Makes total sense to me. I’d probably pay up for a gorgeous view over the lake but don’t want to pay a preferred premium to be on the 4th floor staring at a golf course.
 

No and I also have a December use year. I was looking forward to a 200 point add on until I found out on opening day they wouldn't give me last years points
I was actually looking at this as the glass half full... it makes Oct and Dec pretty great UYs (again like the VGF 2 "fire sale") to just sit and wait to see what happens!

Oct can purchase 9/30/25 and Dec can purchase 11/30/25 and get the same number of points as today and MS will courtesy bank them past the deadline. No early booking on 10/15/24, but if you don't need the points right away and want to see a better promotion possibly released you have an entire year. Plus you will save an entire 12 - 13 months worth of dues so depending on whichever developer incentive tier you buy, that is almost the same as the current incentive. Sure the price can go, but we may see Welcome Home and/or Magical Beginnings added.

Then again VGF doesn't have a bungalow and "2 bedroom penthouse" problem... The squeeze is mostly felt on the studio end...

It feels to me like Poly owners are being squeezed by the bottom and top ends of the room points....

According to www.dvcfieldguide.com, VGF has an equal number of studios and 1 bedrooms (47 of each, which I think are just all 2 bedroom lockoffs?) plus the 202 resort studios and 47 2 bedroom dedicated. Poly seems to be a bit underbuilt for 1 bedrooms relative to the combined number of studios.

One of the great things about DVC, especially at WDW, is that it offers a variety of options to appeal to a variety of members.

I LOVE the Poly resort.
I try to visit there on each trip I take to WDW.
My first visit to the Poly was as a child back in the 1970's.
And I have been back countless times over the decades since.
I go there to get a DoleWhip, to eat lunch or dinner, to do some shopping, to grab a drink at Trader Sam's, to watch some fireworks, etc.
I have even taken my family to the Luau (before it closed).
The one thing that I have never done, in my 50 years of visiting the Poly, is stay there.

Even before DVC came to the Poly, the rooms in the longhouses were not appealing to me, or my family.
Everything else was, and is, just not the longhouses.
There is nothing wrong with them, they're just not for me.

I love the passion that the Poly members have for the resort.
And I would have already bought there, except for the longhouses.

The Island Tower, however, does appeal to me.
As soon as the pricing and my budget line up together (lol), I will be buying there.
Probably a Fixed Week, but we will see.

Also, whether or not I get a FW, most of my future stays in the tower will probably be standard view, unless it is for a very special occasion.

I am really looking forward to becoming a member at the Poly!
(even if it will take another year or two to make it happen)

The DVC heart wants what it wants and I hope you will have dozens of happy stays in the Poly Tower. <3

I do think that it's going to be very hard to get standard view rooms most of the year and I'm curious to see how quickly the fixed weeks sell out in general-- if it's true that standard view rooms are only one side of 2-3 floors, there really aren't that many fixed weeks for them to sell. The silver lining is that more than half will ultimately be available to everyone (or at least PVB owners)-- I expect the standard rooms to be like VGC and BWV (standard view) studios-- if you're some combination of lucky/flexible/aggressive/patient you can squeeze into the gaps every once in a while, even if you don't own there.

Are you basing your perspective solely on the the preview center not hopping?

Everything you said makes sense but (especially if you don't get a FW) you can achieve all your goals by buying PVB resale and either (i) save on the budget and become a Poly owner sooner or (ii) get more points for the same budget.

If you don't have blue card perks and would derive substantial value from those, or if you'd want to use your Poly points at the newer resorts (including possibly post-2042) then buying direct and paying that premium may be easier to justify.

My reaction to the tower was that I will need more points to be able to book 1BRs, and my reaction to the initial pricing was to look at the resale market... but we already have enough direct points to make me feel like I'm not missing out on anything with resale PVB. I might have felt differently with stronger incentives and MB.

Oh boy … next hurricane has the potential to land right on us. If the model holds, they’ll have to stop working outside and clean up the construction site so that their stuff doesn’t become projectiles in the wind. That’s why they try and get the building sealed up as fast as possible so interior work can continue.

I think the sales for this are going to break records. We may not see it in recorded deeds in October (I bought on day 1 but not due to close until 11/2), but the following month will be big. My guide says it has been extremely busy and he is working overtime this weekend to try and catch up!

It's a very interesting position to be in! The only thing that would give me reservation would be a highly sought after Favorite Week, but if you want regular points there is no way they will dry up in a year.

The dues are a big factor especially if you won't be using the points right away. It helps with the FOMO to have options.

We will see. I don't doubt they are busy--especially as they've been trying to sell those cabins for months. But I doubt they are as busy as expected. I think there's going to be a bump at the start and then a pretty big drop. But again, just my perspective, from looking at a couple of boards, some FB groups, and going to the preview center a couple of days ago.
