Convenience is definitely worth extra. But is there a savings amount that would change your mind?
I'll just say that if resale is a serious consideration, don't fall for the "trap" of thinking asking price matters, especially on a 300 point contract where the pool of potential buyers is limited. The couple of sellers advertising 300pt contracts in the mid to high $170s have had those listing up for 3-5 months. They may be happy to take an offer in the low $150s or even in the $140s. So if you save an extra $25/pt and the difference is now $11,000 does that change anything?
Ultimately it's about what's best for you and your family. But it's possible and even likely the resale savings are substantially more than $3500. If it's a consideration, it doesn't cost to make an offer that would also be attractive to you and see what happens.
I have been down the resale road a few times, both buying and selling, and I fully understand asking price/offer negotiations.
Right now Poly resale is inflated and sellers have not been budging very much.
Even the instant sale prices are a bit high.
This is why I said I would be watching both direct and resale offers/prices over the next year or so.
I have time and I do not need to buy now, or even a year from now, unless the deal is right.
I still feel a FW would be best for my needs, but who knows what deal may come my way.
I am just going to have to be patient. (easier said than done, lol)
