PVB Tower Charts, Sales Date and more!!!

Just want to convince myself this is the best time to buy a smaller # of points… DVD has never offered incentives for less than 100pt purchase, right? So $225 should be the best price for 50-75 points that we’ll see?

I’d go for more resale but we already decided we want more direct points for RIV and any upcoming resorts and frankly, I don’t want to wait for the time it’ll take for resale prices to come down and then go through the 2-3 month process lol Doesn’t help we only have 7 Poly points left through 2025 😅 Besides, the delta between resale and direct for smaller contracts is not going to be significant enough for a long while I feel (unless you’re like @JackosinDIS and got a rare killer contract🙌🏼)…right, enablers?
With only 7 points left for 2025 … you can just declare MAYDAY(3X) and buy the direct points 👍😆
 
After considering buying 100 points direct at Poly as add on and there being no incentives for the 100 points ended up signing a contract for 150 points today resale for less money in total than you 100 direct would have been after factoring value of 2023 points. Adding on to 275 resale poly we already own bought during the late winter lows. Already being blue card not enough value to be able essentially use at Revenge of Reflections someday for the cost difference. Using at Disneyland at 7 months is a joke being a family of 5 and we actually own our direct points there and already own resale at Riviera. I wonder how many buyers Disney is losing to resale now that values are starting to come back out of orbit.

I love WDW. I'm typing this from Jambo House. But Disney did not have the pulse of the DVC community on this one. There was a lot of hype, a lot of anticipation--which should've led to easy sales--bute instead led to people simply walking away, shifting over to resale or just to the sidelines. It'll now be near impossible to recapture the hype and anticipation that many people felt (that should've led to sales) from watching the tower being built for the last two years. I imagine that someone from DVD at leasts scans the boards. So maybe this helps moving forward. Their play, I believe, was to squeeze emotionally-centered buyers at a higher price, but I sorta think it didn't go as planned. I do plan to look at the Poly room mockup over at SSR sometime this week, but I've typed various numbers into the add-on tool and, without incentives, I keep thinking, I can get nearly double the points elsewhere for the sum that comes up.

👀 I would be lying if I said this wasn’t the main reason I want to buy some direct this week. It is killing me that we wouldn’t be able to properly book the tower for like 2 years haha My FOMO is my worst enemy 🤦🏼‍♀️

We have a few stays booked through next fall at different resorts so I don’t really need to use most of the 2024 points (have a cash reservation for the opening night at the tower that I would love to exchange for points) so if I can bank the remainder of the 2024 points, I’d be in a great place for 2025 and beyond…until I’m not again lol but hopefully that won’t be for a while 🤞🏼
 
Whats your Guide’s name? I just established with a new “counselor” (Paul) when my old one retired. “Counselor” because according to my new one, that’s how they refer to themselves in the West and “guides” are in the East.

Is your guide Paul Gale? We connected with him earlier this year and have been very happy so far. I took six months to decide on the Riv contract and he offered to spread it over 90 days and kept an eye on incentives changing, etc. When I went resale first, he played it very cool.

To keep this somewhat on topic, he was the one who kept me in the loop on FWs being declared, which I appreciated, too. However, he is low pressure - quick responses to my questions, but no aggressive follow ups.

I've thought about this, too. And just because DVD can pull from developer's inventory for introductory stays doesn't also mean that, when you call, they'll have the days, room, and view that you wanted. It all could work out fine, but I'm wondering how much thought has been put into these very soft promises.

I know. For me, it wouldn't have taken that much either. The first blow was the point chart. But I think that could've been overcome. It was definitely on the high side, but there were room/view combos that were workable. But the the lack of incentives and the removal of MB, which has been a regular offering for years, just seemed a little too--I wish I had a better word, but the one that comes to mind is--greedy. Before I started looking at the Poly Tower--which, honestly, was only in late winter, as it was nearing completion--I was looking at CCV or more BLT. I already have multiple BLT contracts. I think those are solid on the resale market right now, particularly, BLT, with good dues moving forward. I think BLT, with the lack of grounds and multiple buildings, will keep low dues. But I was willing to toss over my interest in BLT/CCV resale to get in on Poly Tower direct. Last week I even signed up for a Disney Premiere Visa to get the six months at 0%. But then the price reveal was just so disappointing and so, so non-customer centered, without MB, which really costs them nothing, as they resell the rooms (I assume) on the cash side of the business or it slows the shift from cash to dedicated DVC inventory. By the time this mess sorts itself out I'll have likely found a good deal on another BLT or CCV contract (Hello winter resale deals), and at that point, it'll be a moot point about Poly Tower direct. But again, I want to emphasize, I'm a huge fan of the resorts. I spend a lot of time there. I love what Disney creates with them. I just think that this one strategy was a tremendous misstep.

I’m with you. If DVD had gotten incentives to $40-$45 off total with magical beginnings and a welcome home discount, then I would have bought. And that’s actually not that crazy to think it could have happened. I’d be buying about 350-375 points, so discounted at $15 per point, then $20 per point for MBs, then all you need to come up with is another $5 in welcome home discounts.

Seems like DVD left a lot of potential buyers on the table this week.

And that’s actually not that crazy to think it could have happened. I’d be buying about 350-375 points, so discounted at $15 per point, then $20 per point for MBs, then all you need to come up with is another $5 in welcome home discounts.

Seems like DVD left a lot of potential buyers on the table this week.
The wife was even overlooking the greedy points chart on the Theme park view 1 and 2 bedrooms, I on the other hand love my wife, but all in all I couldn’t see paying that direct price even on a portion of the reservation to use at spring break in theme park view 1 and 2 bedrooms. At least the resale savings helps cover some of the inflated points chart. I also couldn’t get out of my head that with that inflated chart I may wind up being able to sell that resale contract and buy cheap Saratoga to use at spring break Theme Park view for 1 and 2 bedrooms because it is so exceedingly expensive.

I can’t disagree, but more than the pricing, which was more or less what I expected, it is the villas/view breakdown and what I imagine will be the difficulty to book certain rooms even at 11mos that pushed me from wanting another 150-200 points to 50-75 that I’m currently contemplating. I know it seems counterintuitive to get less points knowing how expensive those larger villas are, but I just don’t want to compete with so many points in the system with so few villas available. I think we might save our trips that need bigger rooms for VGF or RIV. I’m nervous about what the competition is going to look like through the year. As others have said, it was a big miss not to have had more duo, 1, and 2bdrm villas 🤷🏼‍♀️

Now is definitely the best time to buy for 50-75 points! I don’t think the standard view availability will be as bad as some are predicting… don’t forget there are a ton of longhouse studios which many will prefer due to the higher capacity and original vibe.

Go for it! What’s the worst that can happen… if you decide to sell you won’t lose much on a small contract like that!

This is me. I followed this thread for a while and the building of the tower. Was seriously considering buying, but not now after everything was revealed. We'll see how sales go after the initial buzz dies down, but this could be two DVD missteps in a row. Cabins and now this.
 
I don't think DVD will have any problem selling this resort in a timely manner. Don't forget we were all convinced a few days ago sales would start at $239 with "minimal" incentives. I was glad to see $215 as a start for 150 points.

I am not signing with these incentives, but I do not think it's a mistake to buy now. It just doesn't work for me.
