He is wrong. We had to call into book BPK until it opened for everyone.
This.. There's reports on these boards all the time about guides giving bad information but the consensus is typically that the guide was misinformed. Does that mean the one we mentioned isn't lying though? Of course not, but I certainly hope they wouldn't!

Perhaps I'm too trusting, but I'm typically a Hanlon's Razor type of guy when it comes to guides. Either way, they definitely shouldn't be so misinformed if that's indeed the case!

Sure, but you'd think (or at least hope) that they wouldn't put their job on the line for a sale, especially since the calls are recorded. I guess there is always deniability, claiming they didn't know, etc. if they were confronted by a superior though.

I've never called MS for anything. To modify a reservation on the phone, what do I need handy? Membership # and reservation #?
 


Just got off the phone with a substitute guide. Mine is based in Hawaii and can't sell me PIVOT right now. I asked a few questions but still not ready to buy.

She told me she can only honor the $10 off 150 points for one week and then the price will return to $225 per point, "already a discount from $250 previously".

I am shocked by this. It is absurd that the newly released incentives for this cycle will change within 7 days? First reaction is that guide is lying and desperate for a high pressure sale... but those phone calls are all recorded... why would the guide risk an infraction for lying to customers? If they're not lying.... can this possibly be true?

If I had to guess I'd say the guide was misinformed and not intentionally lying.

"Misinformed" is too much benefit of the doubt. Every current sales pricing sheet has a footnote saying:

It's the newest shiny object but that "book the tower on Oct 15" carrot may end up being more costly than people think. For many people considering buying 150+ points, it might make sense to wait till December 5-10 to straddle the incentives, especially given the initial reaction of most people here to the initial pricing.

Remember that -

1) Guides work on commission

1) FOMO is a proven sales tactic.

1 + 1 = 2

2) (some) Guides may inject FOMO to earn a commission...

And the calls being recorded probably doesn't matter when you acknowledge in a sales contract that verbal representations are meaningless, and only what's in writing matters.

There's a general rule is that if a timeshare salesperson's lips are moving he or she is lying. I've found that to be much less prevalent with DVC but it doesn't mean lies aren't said at all, anytime, by anyone. That's probably why most state laws give you 7-10 days to let the adrenaline settle down, and give you time to read the documents and back out like it never happened if you wanted to.

Increasing sales, they might even get a bonus, not reprimanded. Obviously the recorded calls are listened to by people that are ok with it, or they don't listen to them (or we'd see a lot more changeover in guides)
 
I specifically asked if the $10 off per point at 150 points would be valid until October 29 or longer or if she didn't know. She paused and said she could offer me the $10 for a week and then it would go back to $225.

The incentives are always subject to availability and I am pretty sure they all say they can be pulled at anytime,

So, it may be that they are not going to commit to when directly asked?
 
Does Disney usually ROFR on new resorts?
The words "usually" and "ROFR" don't really belong in the same sentence. There is no rhyme or reason that we know of for why Disney takes some contracts and not others. They did use ROFR to take back quite a few PVB contracts over the last few months, but within those there was wide variability. Prices, size of contracts, UY, FW, banked points - no pattern. It's possible they just take a list of sales and throw darts at the printout.

They can pull the tier entirely. That’s what they did with OKW - they just refused to sell you more than 299 points. Because legally if they had, they had to offer anyone who had been sent the offer sheet the 300 point offer under Florida timeshare law.

However they can’t just end incentives without notice while continuing to sell the property at what were incentivized levels. They need to give 7 days notice to people who have been sent marketing or contacted by sales (e.g. basically everyone).

So they can say today, oops, the incentives are ending 10/9 now, but they can’t say they’re ending tomorrow.

thank you! I was hoping that there was some sort of a pattern with Disney. I will try a resale as soon as the prices start to dip (I am assuming they'll go lower) so I guess I'll know then. 😁

I guess this is where my potentially unfounded benefit of the doubt comes from. In seven years my guide has always shot me straight. Definitely comes off as informed, honest, never pushy, no FOMO tactics, etc. Very unlike your typical timeshare or used car salesman. I know my guide isn't every guide though. I'm sure some play hard and loose. But as you pointed out, the terms of the incentive are plain as day. So it seems nuts the guide would lie that blatantly. Of course, if they weren't lying that's also a pretty high level of misinformed. Either way, completely unacceptable. Glad I have a good guide!
 
If you're kicking yourself for selling it, why not buy a resale contract again? Don't you think you can get one for what you sold your for? 18 years is still a very long time - you could raise a kid from cradle to college in that time...

When we started out with DVC I also didn't like the idea of 2042 contracts but we did end up owning at BRV and BWV. The BRV is just 50 points so my reasoning was similar to yours. The BWV was a somewhat stripped contract that came at a relatively (very) good price that I could live with. No regrets on either one...

I hear what you're saying but I just can't bring myself to do it. Yes, a small BWV contract now would be about what we sold it for (it was only 50 points). But, I'd rather get more BLT or AKV points that I can sell in 18 years, and gripe about not being able to book BWV standard view...

After you’ve gone through the resale process, watching those direct points load to your account same day is addictive 🤣🤣🤣

I'm already whistling down the street at the thought of these points being mine so quickly :rotfl: Thankfully, I have a long memory so I will be relishing this moment for at least a couple of years.

I was just putting it in the context of OP who indicated that the guide they said they could offer something for 7 days and then it would be gone.

And that it wasn’t a lie in the sense DVD could simply amend things moving forward and that pricing etc, would only be guaranteed for 7 days.

Doesn’t mean they would pull them or change them, but at least with that caveat someone is alerted.
 
Maybe that guide meant they could only offer it for 7 days because after that, the buyer would have to get it from their regular guide.. LOL! Joking aside I'd like to think that guide's intent wasn't nefarious.

I agree 100%. After they get all the "i'm buying no matter what because this is my bucket list dream" buyers they can offer a slightly lower price in a year or two for all the rest of us "let me run it through my spreadsheet to make sure i'm getting the best deal ever" buyers who are waiting on the sidelines.

Whats your Guide’s name? I just established with a new “counselor” (Paul) when my old one retired. “Counselor” because according to my new one, that’s how they refer to themselves in the West and “guides” are in the East.

Just want to convince myself this is the best time to buy a smaller # of points… DVD has never offered incentives for less than 100pt purchase, right? So $225 should be the best price for 50-75 points that we’ll see?

I’d go for more resale but we already decided we want more direct points for RIV and any upcoming resorts and frankly, I don’t want to wait for the time it’ll take for resale prices to come down and then go through the 2-3 month process lol Doesn’t help we only have 7 Poly points left through 2025 😅 Besides, the delta between resale and direct for smaller contracts is not going to be significant enough for a long while I feel (unless you’re like @JackosinDIS and got a rare killer contract🙌🏼)…right, enablers?

Definitely the best time…and, if you use a Disney Visa, you can spread out those payments and not pay any interest for 6 months!

I know at least one of those annoying buyers who may have already made an offer on a resale contract since yesterday, so he may not be on the sidelines by the end of this "incentive round" (if one can call it that), let alone a year or two :-)
