I agree that this marks a point where we will mostly see studio construction in the future, and DVC will change from vacation homes to vacation hotels.

Didn't they do this already? They took out one of the bed's in the Polynesian rooms, put in a sleeper sofa, and made the bathroom a little bigger (taking away living space). Kitchenette?????? The rooms already had this.
DVC-Poly is vacation hotels. It is totally unlike everything DVC was.
In virtually every sense, buying into the Poly is just prepaying your hotel bill. (This was always partially true, I guess, but now its almost totally true)
I agree that this marks a point where we will mostly see studio construction in the future, and DVC will change from vacation homes to vacation hotels.
Over the past 5-6 years, starting with BLT and continuing with VGC and VGF, we've seen not only the ongoing increase in the purchase price per point, but point inflation in regards to the number of points required to book a reservation.
Each time, people took to the boards to complain about Disney's focus on profits, and each time, the resort has been generally successful.
I think PVB will be the same way.
People are going to want to own DVC at the Poly. I think the location and the love people appear to have for this resort will make it successful, among other reasons. The 20 bungalows on the water will be a draw, and since studios are the first booked room type, the fact that there aren't any 1-BR units won't bother a lot of folks.
I wonder how long it will take for this to sell-out and for DVC to announce an expansion of PVB?
If wealthy people were going to splurge, they'd splurge on club level accommodations and suites. Not a pretty room over mosquito infested swamp water a hike and a half away from humanity. Just my opinion...maybe I'm wrong.
It's really hard to say. Perhaps it was just DVC deciding to minimize build costs and thus maximize margins with a build it and they will come mentality. (which will probably work). Although studios are the most popular it's followed by 2BR's and then by 1BR's and for the most part they are all occupied which is all that Disney cares about.
But - with only studios they suddenly have greater occupancy. In a space that historically took the space of 3 studios they had occupancy of 8 or 9. Now that same space will have an occupancy of 15 at the Poly. Pretty sweet for Disney but not necessarily so sweet for members and also not necessarily what members wanted.
The more money a company makes, the greedier they get.
We also have a new SVP for DVD/DVC trying to prove his worth. Hard to follow someone who got fired and the next executive in charge only lasted 18 months and got moved to France. The pressure must be on!

I think it will take 2 years and I don't think a 2nd phase will that long to be announced. Maybe with in a year. I think the second phase will be new construction with mostly 2 bedroom lock offs. Just my 2 cents.

Could this be a big factor in the dues? If DVC rooms have 50% of the guests for the year, wouldn't PVB owners pay 50% of the cost for shared resources?
PVB seems so out of whack, is this the new direction for DVC or the end of Potrock?
What's your thoughts?

One of the sales documents shows phase 2 as being the other longhouses that are being converted. No new build.

Oh yes, they could. Hmmmm - if it does well enough maybe Poly will become the first monorail resort that is all DVC.No convention center that would mean giving up convention revenue like the CR or GF.
